<br />1. "P-l" Public Use including City, County, State or Federal Governmental
<br />Buildings, parks, and other public or semi-public recreational facilities, and
<br />fraternal buildings.

<br />2. "P-2" Public or priyate educational institutions (not elsewhere classified)
<br />including elementary, junior high and senior high schools, colleges, universities,
<br />athletic fields and stadia associated therwith, and incidental pperations including
<br />training areas, etc.

<br />SECTION 13 COMMERCIAL DISTP.ICT "c"

<br />In a "c" Commercial District no land shall be used and no building shall be erected
<br />or converted to any other use than the following:
<br />1. Any use permitted in any of the foregoing districts.
<br />2. Any other retail use provided such use is not noxious or offensive by
<br />reason of the emission of odors, dust, noise, gas, fumes, vibrations, soot, in-
<br />cluding any wholesale distributing or other usage not listed under "I" (Section
<br />14) .

<br />SECTION 14

<br />"I" INDUSTP.IAL DISTRICT:
<br />
<br />In an "I" District no land shall be used and no building shall be erected which
<br />shall be converted to any other use than:
<br />1. Any Use permitted in the foregoing districts.
<br />2. Industrial districts shall include the building of structures used,
<br />erected, or converted for the purpose of assembling, fabricating, manufacturing,
<br />packaging or processing articles for wholesale distribution or distributors.
<br />3. A special permit shall be re~uired and approved by the Planning~and
<br />Zoning Commission and the Governing Body of the City of San Marcos for any indus-
<br />trial usage classified as being "high hazardlt occupancy which is intended to involve
<br />usage of high combustible, flammable, or explosive materials.
<br />4. A special permit shall be re~uired for the erection of any industrial
<br />plant and approved by the Governing Body and the Planning and Zoning Commission
<br />of the City of San Marcos for any industrial use which shall be noxiollS or offen-
<br />sive by reason of emission of odors, soot, dust, noise, gas fumes or vibrations.

<br />I SECTION 15 LAND COVEP.AGE:
<br />
<br />In all "R_IH, IIR_2", lID", and flMH districts the relationship of the land covered
<br />to the lot area shall be in accordance with the building code, minimum housing
<br />standards ordinance, and subdivision regulations, whichever shall impose the high-
<br />est restrictive use. However, the land coverage in an lIR11 District shall not
<br />exceed 40% of the available land a~; and there shall be a rear yard in all "R"
<br />Districts as defined in Section 4. In "D" Districts it shall not exceed 50%
<br />of the available land area; in an "M" District, it may include all of the avail-
<br />able land area; (Off-street parking to be included in the building coverage);
<br />"P-2" District, classrooms, and other buildings not classified as living quarters
<br />or dormitories, 80% of the available land area; in dormitories the floor area
<br />may not exceed tow times the lot area, basement to be included in floor area;
<br />"c" District, 100% (including off-str'Cet parking); and "I" District, 100%
<br />(including off-street parking.)

<br />SECTION 16 OFF-STREET PARKING

<br />In all districts there shall be provided at the time any building or structure
<br />is erected or structurally altered off-street parking spaces in accordance with
<br />the following requirements and provided further that no off-street parking need
<br />be provided for any of these uses when they are located in the Central Business
<br />Area being all land structures bounded by Comal Street on the south from its
<br />Intersection with the alley-way between Guadalupe and Fredericksburg Street
<br />to the alley-way laying between Austin and Edward Gary Street; the alley-way
<br />on the east laying between Austin Street and Edward Gary Street from the inter-
<br />section from Comal Street to its intersection with Colorado Street; Colorado
<br />Street on the north from the alley-way lying between Austin and Edward Gary
<br />Streets to Fredericksburg Street; Fredericksburg Street on the west from Colorado
<br />Street to the north property line of Lot 8, Block 12 extended, then eastwardly
<br />along the north property line of Lot 8 Block 12 to its intersection with the
<br />alley-way lying between Guadalupe and Fredericksburg Street, thence along the
<br />alley-way between Fredericksburg. Street and Guadalupe Street from its intersec-
<br />tion with the north property line of Lot 8 Block 12 extended to its intersection
<br />with Comal Street.
<br />1. "R-l" Districts, two parking spaces for each family dwelling.
<br />2. "R-2" Districts, two parking spaces for each unit.
<br />3. "D" Districts, one and one-half parking spaces shall be provided for
<br />each dwelling unit.
<br />4. "M" Districts, two parking spaces sha,ll be provided for each dwelling
<br />plus one space for each additional dwelling unit, except for businesses wbich
