Classrooms--one space for each classroom plus one for each ten students. <br />b. Libraries--one space for each 500 sq. ft. of floor area. <br />C. Laborator~es--one space for each 500 sq. ft. of floor area. <br />d. Fraternityhouses--one space for each two beds. <br />e. Sorority houses--two spaces for each five beds. <br />f. Student centers--one space for each 500 sq. ft. of floor area. <br />g. Auditoriums--one space for each three seats. <br />h. Stadua--one space for each three seats. <br />i. Dormitories, Woman--two spaces for each five beds. <br />j. Dormitories, Men--one space for each two beds. I <br />k. The above regulations a through j shall not apply to private schools <br />which do not permit students to bring motor vehicles to the institution; however, <br />the educational institution shall be required to provide adequate off-street <br />parking for faculty, administrative personnel, and athletic events including visi- <br />ting of parents and/or other personnel. <br />5. "c" Districts--one off-street parking space for each regular employee <br />plus one space for each 300 sq. ft. of floor area. <br />6. "I" Districts--one off-street parking space for each regularly assigned <br />officer or supervisor plus one for each 300 sq. ft. of floor area not including <br />storage area for products. <br /> <br />SECTION 17 SETBACK: <br /> <br />1. "R-l" District--a m~nlmum of 25 feet from the front property line, and, <br />if a corner lot, 15 feet from the side property line, unless by deed restriction <br />the requirement for set-back is greater, in which case~ the greater reQuirement <br />shall prevail. If the pattern of buildings on the majority of the existing lots <br />has established a set-back line different from the minimum, then that line shall <br />control future constructioncand all buildings shall conform thereto. Utility <br />lines, sidewalks and driveways may extend beyond the set-back lines.. all the way <br />to the property line; and roof over-hangs, including gutters and downspouts, may <br />extend beyond set-back line up to a maximum of three feet; but no other portion <br />whatsoever of a dwelling unit shall extend beyond said set-back line. Fences <br />and shrubbery from the street to the set-back line shall not exceed three feet <br />in height on corner lots nor more than four feet in height on inside lot l~. "P-2" District--Clarmitories and living quarters shall be set back 20 <br />feet from any street line. Buildings used for instructional use, libraries, <br />museums, student unions, refectories, and other buildings not designed for <br />housing of students shall require no set-back. <br />7. "c" District--there shall be no set-back restrictions. <br />8. "I" District--there shall be no set-back restrictions. <br /> <br />SECTION 18 NONC0NFORMING USES: <br /> <br />Any use of property existing at the time of the adoption of this Ordinance that <br />does not conform with the regulations prescribed in the preceding sections of this <br />Ordinance shall be deemed a nonconforming use. <br /> <br />The lawful use of the property existing at the time of the adoption of this Or- <br />dinance, although such use does not conform to the provision hereof, may be con- <br />tinued. If such nonconforming use is discontinued, any further use of such prop- <br />erty shall be in conformity with the provisions of this Ordinance. Nonconforming <br />uses may be allowed to continue but shall not be allowed to expand. Property <br />repairs shall be made after permission has been. obtained from the Board of Ad- <br />justment, and any abandonment of its use results in loss of the privilege of the <br />nonconforming use. Any structural alterations required to change a building or <br />structure from a nonconforming use to conform with the requirements of the dis- <br />trict in which it is located must be accomplished before the building may be <br />lawfully used. <br /> <br />is <br /> <br />I <br /> <br />If the judgement of the Board of Adjustment, herein provided for, deems it to be <br />reasonable to reQuire alterations, .maintenance of the premises or conditions of <br />operation of a nonconforming use building, required for the protection of the <br />adjacent property, then such reasonable adjustments may be required. <br /> <br />A nonconforming use permit shall not be exten1ed in the case of partial des- <br />truction by fire or other causes, including obsolescenee, to the extent of 50% <br /> <br />Or more of the yalue of the building.
