<br />I <br /> <br />I <br /> <br />I <br /> <br />years of the primary term hereof , Lessor shall, then be free to <br /> <br />negotiate the lease of such premises with Lessee for any period <br /> <br />of time following the 15th day of August, 1977. <br /> <br />PART IVa. Lessee further agrees that he, will renovate <br /> <br />and keep in good repair the leased buildings, except repairs to <br /> <br />the foundation, roof, beams and exterior walls, and shall return <br /> <br />same to Lessor upon termination of this lease in good condition, <br /> <br />acts of God and public enemies only excepted. Lessee further <br /> <br />covenants that it will conduct its ,business in a good and business- <br /> <br />like manner as a reasonable, prudent operator would do and will <br /> <br />suffer no waste or other depredations ,to the leased property. <br /> <br />PART Ivb. Lessee has the right to construct additional <br /> <br />buildings on said premises at his own expense 'and any buildings <br /> <br />so constructed maybe removed upon the termination of this agree- <br /> <br />ment. <br /> <br />PART V. Lessee will secure at its expense and, cost <br />all licensesd and certificates,. required by governmental agencies <br />having jurisdiction over such matter, that may be r.aquir.ad in <br />th.a conduct of its business on said premises. L.assor retains for <br />itself the right to inspect the leased premises at any and all <br />reasonable hours and may designate in writing an agent for the <br />purpose of inspecting said premises for it provided, however, <br />Lessee shall not be responsible for any damag.a to the, person <br />or property of Lessor or Lessor's ag.ants, incurred during the <br />course of such inspection. <br />PART VIa. Lessee also binds and obligates itself <br />to hold Lessor harmless from any claims, either for personal <br />or bodily injury or property damage on the part of itself, its <br />agents or employees, or on the part of its guests, customers <br />or licensees, or other third persons, for damages or injuries <br />incurred on or about the leased premises, excepting such li- <br />ability as may result from the negligenc.a of Lessor, its agents <br />or employees.
