<br />Being an "L" shaped tract, adjoining the above FIRST TRACT, a
<br />part of the T.J. Chambers League, Abstract No.2, in the City of
<br />San Marcos, Hays County, Texas, and being more particularly des-
<br />cribed as follows:

<br />BEGINNING at the South corner of the above-described FIRST TRACT,
<br />a point in the Northeast line of the property formerly owned by
<br />A.S. Burleson, now owned by the San Marcos Baptist Academy;

<br />THENCE N. 45 degrees E., with the Southeast line of the said above-
<br />mentioned FIRST TRACT, 7.2 vrs. to a point for corner, same being
<br />a corner of the tract of approximately 7.0 acres, described as
<br />"FIRST TRACT" in the deed from Kitty P. Yarrington and Arabella C.
<br />Yarrington to the San Marcos Baptist Academy, dated February 9, 1965,
<br />recorded in Volume 204, pages 307-314, Hays County Deed Records;

<br />THENCE S. 45 degrees E., with the line of said Yarrington to San
<br />Marcos Baptist Academy tract, 30 vrs. to an internal corner of same;

<br />THENCE S. 45 degrees W., with the line of said Yarrington to San
<br />Marcos Baptist Academy tract, 5l vrs. to a corner of said tract in
<br />the Northeast line of Vista Street;

<br />THENCE N. 45 degrees W., with the Northeast line of Vista Street,
<br />7.2 vrs. to the Southeast line of the property formerly owned by
<br />A.S. Burleson, now owned by the San Marcos Baptist Academy;

<br />THENCE N. 45 degrees E., with the Southeast line of said San Marcos
<br />Baptist Academy property, 43.8 vrs. to the East corner thereof;

<br />Marcos Baptist Academy property, 22.8 vrs. to the PLACE OF BEGINNING.

<br />THIRD TRACT:

<br />BEGINNING at a concrete monument on the Southwest line of Comanche
<br />Street, or an extension of Comanche Street, which concrete monument
<br />bears N. 45 degrees W. l5 feet from a concrete monument in the said
<br />line of said street, which latter monument marks the most Northern
<br />corner of the strip of land conveyed by Stanley Hornsby, independent
<br />executor of the estate of Mrs. Helen Hornsby Crawford, deceased,
<br />to Albert Foster Jones, et ux., by deed dated December l6, 1965,
<br />recorded in Vol. 209, pages l32-l33, Hays County Deed Records,
<br />and said beginning point being the most Northern corner of a tract
<br />of land conveyed by San Marcos Baptist Academy to J.P. Ellis,
<br />and, described as "FIRST TRACT" in the deed dated April 4, 1967,
<br />recorded in Vol.2l6, pages 496-499, Hays County Deed Records;
<br />and from said beginning point a fire plug bears N. 47 degrees
<br />3l' E. 54.9 feet;

<br />THENCE S. 49 degrees W. l43 feet to a concrete monument;

<br />THENCE N. 45 degrees W. 70 feet to a concrete monument from which
<br />a 19" Elm tree bears N. 39 degrees 46' E. 35.3 feet, and a l3"
<br />Cedar tree bears N. 7 degrees 54' E. l4.8 feet;

<br />Southwest line of Comanche Street, or an extension of said street,
<br />from which concrete monument a 25" Live Oak bears S. 65 degrees
<br />45' W. 40.3 feet, and a 30" Live Oak bears N. 45 degrees 56' W.
<br />96.2 feet; and from which concrete monument the concrete monument
<br />marking the North corner of Fisher's six (6) acre tract bears
<br />N. 45 degrees W. 859 feet;
