Baptist Academy of its deed conveying the THIRD TRACT to the City of San Marcos, with the reservation above-mentioned being set out in said deed from the City of San Marcos to the San Marcos Baptist Academy, it being the intention of the City Council to I authorize and direct the said Mayor to execute and deliver the deed conveying the FIRST TRACT and SECOND TRACT and to accept delivery of the deed from the San Marcos Baptist Academy of said THIRD TRACT, and to do all things needful to carry out and con- summate such exchange of land; and the signature of the said Mayor on the deed from the City of San Marcos shall be attested by the Secretary of the City of San Marcos and corporate seal affixed thereto. III. FIRST TRACT: All that certain tract or parcel of land in the T.J. Chambers League, Abstract No.2, in the City of San Marcos, Hays County, Texas, being 100 ft., or 36 varas square, and being the same tract or parcel of land which was conveyed by W.H. Steele and wife to San Marcos Water Works Company, by deed dated May l6, l883, recorded in Volume R, pages 98-99, Hays County Deed Records, and being more particularly described by metes and bounds as follows: I BEGINNING at a point in the Northeast line of the property at one time owned by A.S. Burleson, but now owned by San Marcos Baptist Academy, such point being the most Western corner of the said San Marcos Water Works Company tract, and a corner of the tract of approximately 7.00 acres of land, which was described as "First Tract" in the deed from Kitty P. Yarrington and Arabella C. Yarrington to San Marcos Baptist Academy, dated February 9, 1965, recorded in Volume 204, pages 307-3l4, Hays County Deed Records; THENCE N. 45 degrees E., with the Northwest line of the said San Marcos Water Works Company tract and the line of said tract conveyed by Kitty P. Yarrington and Arabella C. Yarrington to the San Marcos Baptist Academy, 36 vrs. to the North corner of said San Marcos Water Works Company tract; THENCE S. 45 degrees E., with the Northeast line of said San Marcos Water Works Company tract, 36 vrs. to the East corner thereof, an internal corner of said Yarrington to San Marcos Baptist Academy tract; I THENCE S. 45 degrees W., 36 vrs. to the South corner of the said San Marcos Water Works Company tract, a point in the Northeast line of the property formerly owned by A.S. Burleson but now owned by San Marcos Baptist Academy, and being the South corner of the tract here described; THENCE N. 45 degrees W., with the Northeast line of the San Marcos Baptist Academy property, 36 vrs. to the PLACE OF BEGINNING.
