Chambers Survey, Abstract No.2, <br />in said Hays County, and being portions of two tracts of land, one of said <br />tracts being real property conveyed by and described in a deed from Lizzie <br />B. Dennis to R. L. Lightfoot, such instrument being dated May 19, 1951, and <br />of record in Vol. 150, page 59, Hays County Deed Records, and the other tract <br />being the real property conveyed by and described in a deed from Ella D. Low- <br />ery to the said Lightfoot and Wife, such instrument being dated July 15,1947, <br />and of record in Vol. 140, pages 160-163, Hays County Deed Records, said 10.947 <br />acres of land hereby conveyed being described by metes and bounds as follows: <br /> <br />BEGINNING at an old iron pipe in an old fence on the Northwest line of Lot 5 of <br />the G. B. Ezell '5 Estate as of record in Vol. 53, page 8 of the Deed Records of <br />Hays County, Texas, and Lot 5 was conveyed by Virgil B. Jackson, et ux., to <br />Paul J. Rogers by deed of date July 16, 1955, and of record in Vol. 165, pages <br />140-141 of the Deed Records of Hays County, Texas, and the most Eastern corner <br />of a tract of land conveyed by Ella D. Lowery, a widow, to R. L. Lightfoot and <br />wife, Freddie Lightfoot, by deed of date July 15,1947, and of record in Vol.140, <br />pages 160-163 of the Deed Records of Hays County, Texas, and the most Southern <br />corner of a tract of land conveyed by Lizzie B. Dennis, a feme sole, to R. L. <br />Lightfoot by deed of date May 19, 1951, and of record in Vol. 150, page 59, and <br />the beginning corner is a salient corner on the Southeast line of the tract of <br />land hereby conveyed and from which point a Pecan tree, 15 inches in diameter, <br />marked X, bears N 68032'E, 41.9 feet and a Gum tree, 7 inches in diameter, marked <br />X, bears S 47039'W, 9.2 feet. <br /> <br />THENCE with the Northwest line of LotS and the Southeast line of the Lightfoot's <br />tract of land, N 48053'E. 117.00 feet, passing the center line of a power line <br />easement at 15 feet, to an old iron stake at the most Northern corner of Lot 5 <br />and the most Western corner of Lot 6 of the G. B.Ezell's Estate as of record in <br />Vol. 53, page 8 of the Deed Records of Hays County, Texas, and Lot 6 was conveyed <br />by Virgil B. Jackson, et ux., to Paul J. Rogers by deed of date February 22, 1949, <br />and of record in Vol. 143, page 505, of the Deed Records of Hays County, Texas, <br />for a salient corner; <br /> <br />THENCE with the Northwest line of Lot 6 and the Southeast line of the Lightfoot's <br />tract of land, N 470l9'E, 209.98 feet to an old iron pipe at the West face of a <br />Cedar tree, 7 inches in diameter, for the most Southern corner of a lot conveyed <br />by R. L. Lightfoot, et ux., to Joseph M. Branam by deed of date February 21, 1958, <br />and in Vol. 174, pages 608-610 of the Deed Records of Hays County, Texas, for the <br />most Eastern corner; <br /> <br />THENCE with the Southwest line of the Branam's lot, N 45039'W, 110.04 feet to an <br />old concrete monument on the Southeast line of a 30 foot Road easement and the <br />most Western corner of the Branam's lot for a salient corner; <br /> <br />THENCE with the Southeast line of the 30.foot Road easement and the Northwest <br />line of the Branam's lot, N 47"22'E, 60.00 feet to an old iron pipe on the South- <br />west line of a tract of land conveyed by Joseph L. Moore, et ux., to Paul J. Rogers <br />by deed of date September 15, 1951, and of record in Vol. 151, pages 34-36, of the <br />Deed Records of Hays County, Texas, for the most Northern corner of the Branam's <br />1 at and a Southeast corner of the property hereby conveyed; <br /> <br />THENCE with an old fence and the Southwest line of the Rogers' tract of land and <br />the Northeast line of the Lightfoot's tract of land', N 45025'W, 798.80 feet to an <br />old iron pipe at the most Eastern corner of a tract of land conveyed by R.
