<br />~ <br />I- of SanA1arcos <br /> <br />POST OFFICE BOX 725/ SAN MARCOS, TEXAS 78666/ AC 512 392-2417 <br /> <br />March 7, 1969 <br /> <br />Honorable Mayor and City Counci I <br />City of San Marcos <br />San Marcos, Texas <br /> <br />Gentlemen and Dr. Craddock: <br /> <br />The Planning and Zoning Commission at its regular meeting held on <br />Tuesday, March 4, 1969, instructed me to write to you concerning <br />our opinions on the area north of the College in the vicinity of <br />Lamar Street. <br /> <br />I <br /> <br />Earlier, we submitted to you a recommendation to change zoning on <br />two (2) tracts of land on Lamar Street (1.400 acres of land and <br />1.499 acres of land out of the T. J. Chambers Survey) from "R-I" <br />(single-fam; Iy residential) to "0" (multi-fami Iy). It is of extreme <br />importance in our minds. We have discussed this matter thoroughly, <br />and it is our betief that we must open this area to multi-fami Iy <br />d\<Ie II i ngs. If you will observe, the present growth in th is area con- <br />sists of both single-fami Iy and multi-fami Iy residences. The apart- <br />ment units which have been placed in this area haqsignificantly en- <br />hanced the property values and haw.rel ieved, to a very great extent, <br />the housing problem presented by growth in the City and College. It <br />is our belief that this entire area north of the College must be studied <br />carefully, with due consideration being given to the necessity of pro- <br />viding multi-family dwellings in the area. The accessibi lity to down- <br />town and College almost necessitates growth of apartments in the area. <br /> <br />It is our feeling that we must carefully watch the nature of apartment <br />structures erected in this area to make sure they conform to long-term <br />construction and favorable amenities to which we would expect to remain <br />as permanent type dwel lings. <br /> <br />I <br /> <br />In our analysis of this area, we believe too, that the City should <br />place high priority on improving North LBJ Drive so as to move traffic <br />from the northwestern part of the City into the downtown area. <br />
