Karren with respect to the zon-
ing of a tract of land comprising about 2.5 acres located on the south
side of Lamar Avenue and east of Clark Avenue.

In view of the approval of the City Council to our plan for widening
L.B.J. Boulevard and Olmos Drive, we feel that additional provision
could be made for multi-family development in the area east of L.B.J.
along and north of Lamar Avenue. For this reason, we believe that from
a land use standpoint the property in question could be zoned for multi-
family use subject to the following:

That a plan be established for the 60 foot right-of-way on Lamar
Avenue relating the plan to the section of Lamar between Clark and
L.B.J. and requiring the subject tract to dedicate all of the required
right-of-way in their tract south of the centerline of the proposed
right-of-way. We also recommend that the developer be required to pave
one-half of a 36 foot wide curbing gutter street along the tract front-
age and in accordance with whatever policy the City follows on paving
requirements.

Yours sincerely,

~~~i~~J
Chief, Planning Division
RSE: jh
cc: Mr. Jim Cole
Lockwood, Andrews & Newnam, Inc.
Victoria, Texas
