I A portion of that real property conveyed in deed to J. H. McCarty et UK from Jeff D. Jones et UK, dated September 21, 1943, and recorded in Vol. 128, page 14, Hays County Deed Records, said deed conveying 11.27 acres out of the J. M. Veramendi League No. One and a part of Lot 9 in the Jack Thomas Suburban Addition to the City of San Marcos, all of such property being in Hays County, Texas, the centerline of said perpetual easement being described by metes and bounds as follows: BEGINNING at a point located in the common line between the real property conveyed in the above-mentioned deed and that real property title to which is presently vested in Erwin Tietjen, said point bearing N. 460 29' E. 273 feet from a concrete monument located at an angle in said McCarty tract's South property line; THENCE, N. 820 00' W. for 270 feet to a point for angle to the right; THENCE, N. 780 33' W. for a distance of 366 feet to a point for the terminus of said center line, such point being located in the South right-of-way line of Porter street as shown on the plat of said Jack Thomas Suburban Addition, said plat being of record in Volume 81, page 7, Hays County Deed Records, said point bearing Easterly approximately 20 feet from the Southwest corner of said addition, said per- petual easement lying five (5) feet on each side of said centerline above-described and containing approximately 6360 square feet of land area.
