7.1. Utilities and Services by Lessor. Except where otherwise stated in this Lease, Lessor <br />shall furnish Lessee the following services during the lease term, renewal terms, or negotiated <br />extension periods: <br />(a) Water for bathroom, hand washing, and kitchen purposes; <br />(b) pest control services as needed in the reasonable judgment of Lessor; <br />(c) landscaping and parking lot maintenance services; <br />(d) repair and maintenance services pursuant to Paragraph 7.3. <br />7.2 Interruption of Utilities. Temporary interruption or malfunction of the above services <br />and/or telephone service shall not constitute an eviction or disturbance of Lessee or a breach by <br />Lessor. Nor shall such temporary interruption or malfunction render Lessor liable for damages, <br />release Lessee from any obligation under this Lease or grant Lessee any right of offset or <br />recoupment. In the event of such interruption or malfunction, Lessor shall use reasonable diligence <br />to restore such service. <br />7.3. Maintenance and Repairs by Lessor. Lessor shall diligently provide for the cleaning, <br />repair, painting, maintenance, and landscaping of the Common Areas of the Development. Unless <br />otherwise expressly stated in this Lease, Lessor shall be required to make the following <br />improvements or repairs in or to the Leased Premises : (a) repairs to exterior walls, exterior and <br />interior doors, the foundation, flooring beneath floor finishes, common corridors (if any), exterior <br />windows, roofs and other structural elements and the electrical, plumbing, and heating and <br />ventilating systems of the building, and (b) additional maintenance necessary because of damages by <br />persons other than Lessee, or Lessee's agents, employees, family, licensees, invitees or visitors. <br />7.4. Extra Electricity. [Paragraph Deleted] <br />7.5. Keys and Security. Lessor shall furnish Lessee two (2) keys for Lessee's office space, <br />two (2) keys for the main exterior entry doors of the building, and one (1) key to Lessee's mailbox. <br />Lessor reserves the right to rekey or change locks for security reasons if new keys are timely <br />furnished to Lessee. <br />8.1. Repairs by Lessee and Care of Premises by Lessee. Lessee shall promptly reimburse <br />Lessor for the cost of repairing or replacing damage that is caused by Lessee, Lessee's agents, <br />employees, family, licensees, invitees or visitors. Lessor may require advance payment therefore <br />prior to repair or replacement. Lessee shall not damage or allow others to damage any portion of the <br />Leased Premises. <br />8.2. Utilities and Services by Lessee and Lessor. Lessee shall pay for the electricity <br />consumed through any individual electrical meter(s) or sub - meter(s) serving the Leased Premises. <br />Service through individual electrical meters that exclusively serve the Leased Premises shall be in <br />the name of Lessee. Lessee will pay for trash removal services as billed by the City of Lockhart <br />through the monthly electric bill. Lessor shall pay for water utility charges (Water and Sewer), <br />however, Lessee shall reimburse Lessor monthly (to be added to Lessee's monthly rent payment) an <br />amount equal to the City of Lockhart's Water Utility base business unit fixed monthly charge. <br />Currently this amount is $46.50 per month (comprised of water at $30.00 /month and sewer at $16.50 <br />per mont <br />Lessor ? 4 Lessee: <br />W.I.C.
