<br />-2- <br /> <br />building No. 6-356 are subject to reasonable approval by City in <br /> <br />writing prior to construction to determine that such construction <br /> <br />is in accordance with the various building ordinances, electrical <br /> <br />codes and the uses and purposes contemplated by this lease, and that <br /> <br />the same will not constitute a fire or safety hazard or interference <br /> <br />I <br /> <br />in the use of the remainder of said Airport by the general aviation <br /> <br />public. Such approval shall not be unreasonably withheld by City. <br /> <br />No mechanic's and materialman's lien shall be fixed against the de- <br /> <br />mised premises. <br /> <br />IV. <br /> <br />I <br />I <br />I <br />I <br />I <br />,I <br />I <br /> <br />The term of this lease shall be for two (2) years beginning <br />sixty (60) days after the date of execution of the lease by Company. <br /> <br />V. <br /> <br />Company shall be responsible for all maintenance, repairs and <br /> <br />upkeep of the demised premises. Maintenance,repairs and upkeep of <br /> <br />all utility lines and connections upon the demised premises shall <br />be the responsibility of Company. Company agrees to bear the costs <br /> <br />of installation of any additional utility lines or connectionsnac- <br /> <br />essar~y for its manufacture and sale of radio antennas. Company <br /> <br />shall pay all utility bills for service to the demised premises. <br /> <br />VI. <br /> <br />All covenants, terms and conditions of this lease must be <br /> <br />approved by the Federal Aviation Administration before the effective <br /> <br />date of the lease. <br /> <br />VII. <br /> <br />During the term of this lease, City agrees that Company shall <br /> <br />have unrestricted access to the runways, taxiwa~~8 and ramps now in <br /> <br />I <br />I <br />I <br /> <br />existence at said Airport to the same extent that any other parties <br /> <br />may have use thereof. It is understood and agreed by and between <br /> <br />City and Company that the continuing use of said Airport as an air- <br /> <br />port for general aviation is essential to the operation of Company <br /> <br />and that the failure to continue the use of said Airport for airport <br /> <br />and aviation purposes shall constitute a default in the lease.
