<br />92d. <br /> <br />11. SAFETY AND PERSONNEL CONDUCT: Lessee agrees to apply and <br />to enforce safety regulations and rules of personal conduct of its <br />employees, agents, representatives, and customers in the operation of <br />its business and to comply with FAA requirements as to marking of <br />facilities to provide adequate notice to aircraf,t, .operators. <br />12. SIGNS AND IDENTIFICATION: Lessee shall have the right <br />to erect its signs on all portions of the demised property sub- <br />ject to applicable laws and restrictions. Lesse~ shall remove all <br />signs at,the ternlinat,ion of this lease and shall repair any damage <br />and enclose any holes caused by such removal. The expense for the <br /> <br /> <br />materials, painting and installation of signs that Lessee needs <br /> <br /> <br />shall be its expense. <br /> <br /> <br />Design, size, content, color scheme and location of such signs <br /> <br /> <br />must be on the property and if signs or identification are needed <br /> <br /> <br />at other locations or property owned by the City a request for same <br /> <br /> <br />will have to be in writing and approved by the City Manager. <br /> <br /> <br />City represents to Lessee that Lessee may use the property for <br /> <br /> <br />the purposes set out herein, and that all necessary governmental <br /> <br /> <br />and administrative agency permission including that of the Federal <br /> <br /> <br />Aviation Administration for use of said property has been granted <br /> <br /> <br />prior totthe effective date of this Lease Agreement. <br /> <br /> <br />13. FIRE HYDRANTS: City agrees to make available to Lessee <br /> <br /> <br />all necessary connections parts and fire hydrant wrench to enable <br /> <br /> <br />Lessee to apply water from the fire hydrants located on the pro- <br /> <br /> <br />perty to its skid areas on the ramp. Lessee represents to the <br /> <br /> <br />City that it will exercise due diligence and care in maintaining <br /> <br /> <br />this equipment furnished it by the City and will not waste water <br /> <br /> <br />from these fire hydrants and will only use an amount of water as <br /> <br /> <br />necessary to properly prepare the skid areas. <br /> <br /> <br />14. INSURANCE REQUIREMENTS: As a condition precedent to the <br /> <br /> <br />use of the property, the Lessee agrees to indemnify and hold harm- <br /> <br /> <br />less the City from all damages that may be caused by its use of <br /> <br /> <br />said property and shall protect and indemnify the City from any <br /> <br /> <br />and all claims and causes of action arising out of the use of said <br /> <br /> <br />property, and shall defend any litigation arising in connection with <br /> <br /> <br />such use at its own cost and expense. In addition, the Lessee <br /> <br /> <br />agrees to obtain an insurance policy protecting the City from any <br /> <br /> <br />liability to persons or property damaged or injured on the property <br /> <br />I <br /> <br />I <br /> <br />I <br />
