IMPROVEMENTS TO LEASED PROPERTY: Lessee is granted per- <br />mission to make alterations, additions, or improvements to the pro- <br /> <br /> <br />perty upon approval of Lessor and as Lessee deems necessary to <br /> <br /> <br />accomplish its purposes and objectives. All fixtures, alterations, <br /> <br /> <br />additions, and improvements are to be put in at the expense of the <br /> <br /> <br />Lessee and shall remain the property of the Lessee. Upon the t:er- <br /> <br /> <br />mination of the lease, the Lessee shall remove all, alterations" <br /> <br /> <br />additions and improvements to the property and restore the property <br /> <br /> <br />to its original condition, excluding normal wear and tear, at <br /> <br /> <br />Lessee's expense. <br /> <br /> <br />7. Lessee, in exercising any of the rights or privileges herein <br /> <br /> <br />granted to it, shall not on the grounds of race, color, or national <br /> <br /> <br />origin discriminate or permit discrimination against any person or <br /> <br /> <br />group of persons in any manner prohibited by Part' 21 of the re':Julation <br /> <br /> <br />of the Secretary of Transportation. The Lessor is hereby granted the <br /> <br /> <br />right to take such action, anything to the contrary herein not with- <br /> <br /> <br />standing, as the united States may direct to enforce this non dis- <br /> <br /> <br />crimination covenant. <br /> <br /> <br />8. MAINTENANCE OF PROPERTY: It is understood that the Lessee <br /> <br /> <br />will maintafn in good condition all property furnished them by the <br /> <br /> <br />City, and further, that the property herein demised will be main- <br /> <br /> <br />tained in a condition satisfactory to the City. Lessee will gather <br /> <br /> <br />and dispose of litter and trash in connection with its operations <br /> <br /> <br />located on the property. <br /> <br /> <br />9. ACCESS: Lessee is authorized ingress and egress to t,he <br /> <br /> <br />property using existing roads and paths and the airport ramp and <br /> <br /> <br />paved areas. Lessee understands that City will not construct or <br /> <br /> <br />suffer to be constructed any additional roads or paths so as too <br /> <br /> <br />provide improved ,ingress or egress to the property unless such <br /> <br /> <br />roads and,paths shall be part of the master development plan for <br /> <br /> <br />this property owned by the ~ity. <br /> <br /> <br />10. UTILITIES: Lessee agrees to bear the costs of installation <br /> <br /> <br />of utilities lines and connections and for its portion of the elec- <br /> <br /> <br />tricity and gas utilities furnished at the classJ:oom and office <br /> <br /> <br />facilities. <br />
