<br />I <br /> <br />I <br /> <br />I <br /> <br />-3- <br /> <br />5. RENT: Lessee agrees to pay the City as rent for <br />the ramp and tower the sum of $1,000.00 per month for the first <br />six (6) months payable $6,000.00 in advance not later than <br />November 1, 1978, and after the six (6) month lease, term in <br />the amount of $1,000.00 per month payable in advance on the <br />fifteenth day of each month, commencing on March 15, 1979. <br />6. IMPROVEMENTS TO LEASED PROPERTY: Lessee is granted <br />permission to make alterations, additions, or improvements to <br />the property upon approval of Lessor and as Lessee deems necessary <br />to accomplish its purposes and objectives. All fixtures, alterations, <br />additions, and improvements are to be put in at the expense of the <br />Lessee and shall remain the property of the Lessee. Upon the <br />termination of the lease, ;he Lessee shall remove all alterations, <br />additions and improvements to the property and restore the property <br />to its original condition, excluding normal wear and tear, at <br />Lessee's expense. <br />7. Lessee, in exercising any of the rights or privileges <br />herein granted to it, shall not on the grounds of race, color, <br />or national origin discriminate or permit discrimination against <br />any person or group of persons in any manner prohibited by Part 21 <br />of the regulations of the Secretary of Transportation. The Lessor <br />is hereby granted the right to take such action, anything to the <br />contrary herein not withstanding, as the United States may direct <br />to enforce this non-discrimination covenant. <br />8. MAINTENANCE OF PROPERTY: It is understood that the <br />Lessee will maintain in good condition all property furnished <br />them by the City, and further, that the property herein demised <br />will be maintained in a condition satisfactory to the City. <br />Lessee will gather and dispose of litter and trash in connection <br />with its operations located on the property. <br />9. ACCESS: Lessee is authorized ingress and egress to <br />the property using existing rqads and paths and the airport ramp <br />and paved areas.
