COMBS ADDITIO14 TO THE CITY OF SAN MARCOS, TEXAS, <br />AS RECORDED IN VOLUP,IE 42 PAGE 332 OF THE HAYS COUNTY DEED <br />RECORDS. THIS TRACT BEING THE IDENTICAL TRACT OF LAND CON- <br />VEYED TO THE CITY OF SAN MARCOS, TEXAS BY FRANK TAYLOR. DEED <br />DATED APRIL 25, 1978 AND RECORDED IN VOLUME 310 PAGE 35 OF <br />THE HAYS COUNTY DEED RECORDS AND IS MORE PARTICULARLY DESCRIBED <br />BY METES AND BOUNDS AS FOLLOWS: <br />CO1214ENCING at a point on the Northeast R.O.W. line of Herndon <br />Street being the southerly most corner of the original Lot 1 <br />Block 8 of the D. S. Combs Addition as recorded in Volume 42 <br />Page 332 of the Hays County Deed Records, this point also <br />being the southerly most corner of a portion of Lot 1 Block 8 <br />of the D. S. Combs Addition conveyed to Claudes Armstead by <br />Charles Matts by a deed dated March 29, 1960 and recorded in <br />Volume 181 Page 292 of the Hays County Deed Records. <br />THENCE N 451W along the northeast R.O.W. line of Herndon <br />Street a distance of 50 feet to the PLACE OF BEGINNING, <br />this point being the easterly most corner of the said <br />Armstead tract and the southerly most corner of herein <br />described tract of land <br />THENCE N 45°E along the northwest boundary line of the said <br />Armstead tract a distance of 75 feet to a point on the south- <br />west boundary line of Lot 2 Block 8 of the D. S. Combs Addition <br />for the easterly most corner of herein described tract of land. <br />THENCE N 450W along the southwest boundary line of said Lot 2 <br />Block 8 a distance of 116,65 feet to a point on the southeast <br />R.O.W. line of Centre Street for the northerly most corner of <br />herein described tract of land. This point also berg the <br />easterly most corner of said Lot 2 Block 8 of the D. S. Combs <br />Addition. <br />THENCE S 450W along the southeast R.O.W. line of Centre Street <br />a distance of 75 feet to a point for the easterly most corner <br />of herein described tract of land. This point also being the <br />intersection of the southeast R.O.W. line of Centre Street and <br />the northeast R.O.W. line of Herndon Street. <br />THENCE S 45°E along the northeast line of Herndon Street a dis- <br />tance of 116.65 feet to the PLACE OF BEGINNING containing <br />8748.75 square feet of land area, more or less. <br />1
