52b I VI. I "Lodge" agrees to insure the improvements presently located and to be located upon the premises against loss or damage by fire,explosion, windstorm and other casualties comprehended under what is commonly known as "extended coverage" hazard insurance to the full extent of the insurable value of said improvements and made payable to "City". VII. "Lodge" agrees to not assign this lease, and to not sublet the whole or any part of said premises. VIII . "Lodge" agrees to make no alteration or addition to the leased premises without the consent of "City", and to a110\" "City" at all reasonable times to enter into and upon the premise:s for all reason- able purposes. All permanent structures and improvements shall revert to the "City" whenever this lease is terminated. IX. During the term of this agreement, Lodge agrees to pay in advance to "City" a minimum rental of $ 1.00 for the first year of the term of this agreement and $ 1.00 each year of this agreement thereafter. X. I If either party shall fail to keep any of the agreements, herein agreed by him to be kept, or fail to make any payments herein agreed to be made, the other party may, by giving the party in default wri tten notice, cancel and terminate this lea~;e as and from the expiration of thirty (30) days from receipt of said notice.
