<br />180-0 <br /> <br />2. Revision of Plat After Approval: After approval of a <br />final plat by the Commission, no changes, erasures, <br />modification, or revisions shall be made in said plat <br />of a subdivision until approval of such changes has been <br />approved by the Commission and endorsed in writing on <br />the plat. <br /> <br />3. Sale of Land in Subdivisions: No owner or agent of the <br />owner of any land located within a subdivision shall <br />sell Or convey any land by reference to, exhibition of, <br />or by the use of a plan or plat of a subdivision before <br />such plan or plat has been given final approval in the I <br />manner prescribed herein. The conveyance of real pro- <br />perty included in the subdivision shall be by lot and <br />block. <br /> <br />Section K. City's Responsibilities, <br /> <br />1. If one of the three (3) types of security is filed by <br />the subdivider under Section I, subsection 2, paragraph <br />g, the Director of Public Works shall inspect the con- <br />struction of the improvements upon completion of <br />construction. He shall reject such construction only if <br />it fails to comply with the standards and specifications <br />contained or referred to herein. If he rejects such <br />construction, the City Attorney shall, on direction of <br />the City Council, proceed to enforce the guarantees <br />provided in this Ordinance. <br /> <br />2. Director of Public Works. Prior to recording of the <br />final plat, the Director of Public Works shall furnish <br />the Commission with a written certification stating <br />that all improvements have been satisfactorily completed <br />in accordance with City standards, or he shall certify <br />that sufficient cash has been deposited with, or a <br />surety bond furnished to, the City to secure the comple- I <br />tion of all those improvements so required which are <br />incomplete. <br /> <br />3. City Attorney. When a surety bond has been furnished to <br />the City in lieu of any or all of the required improve- <br />ments, it shall be delivered to the City Attorney for <br />approval. The surety bond shall have attached thereto <br />a copy of the contract for such improvements and such <br />other information and data necessary to determine the <br />validity and enforceability of such bond. When the bond <br />has been examined and approved, the City Attorney shall <br />furnish the Commission with a written certification that <br />the surety bond is valid and enforceable as regards all <br />improvements required by this Ordinance still incomplete <br />and for which cash deposit has been made. <br /> <br />4. Public Improvements. The City shall not repair, maintain, <br />install, or provide any streets or public utility services <br />in any subdivision for which a final plat has not been <br />approved and filed of record. <br /> <br />5. Public Services, The City shall not sell or supply any <br />water or sewerage service within a subdivision for which <br />a final plat has not been approved and filed of record. <br /> <br />I <br />
