<br />l80-p I <br /> <br />ARTICLE VI - FORM AND CONTENT <br /> <br />Section A. Master Development Plan. <br /> <br />I <br /> <br />The Master Development Plan shall be drawn at a scale of not <br />less than one inch (1") to five hundred feet (500') on a topographic <br />map. The Master Development Plan shall include all land under the <br />control of or owned by the developer, and contain or have attached <br />thereto: <br /> <br />1. Names and addresses of the subdividers, record owner, <br />land planner, engineer, and/or surveyor; <br /> <br />2. Proposed name of the subdivision; <br /> <br />3. Location in relation to the rest of the City and <br />boundaries of proposed subdivision; <br /> <br />4. A schematic layout of the entire tract and its relationship <br />to adjacent property and existing adjoining development; <br /> <br />5. Proposed major categories of land use; <br /> <br />6. Number of dwelling units and population densities; <br /> <br />7. Arterial and collector streets; <br /> <br />8. tocation of sites for parks, schools, and public <br />uses as shown in the Master Plan where applic~ble; <br /> <br />9. Significant natural features, including flood plains and <br />wooded areas; and <br /> <br />I <br /> <br />10. Significant manmade features, such as railroads, buildings, <br />utilities, or physical features; <br /> <br />Section B. Preliminary Plat. <br /> <br />The plat shall be drawn on vellum or mylar sheets twenty-four <br />inches (24") wide and thirty-six inches (36") long, with a binding <br />margin of not less than one and one-half inches (l 1/2") on the left <br />side of the sheet and margins on the other three sides of not less <br />than three-fourths inch (3/4"), The plat shall be drawn to a scale <br />of one hundred feet (100') to one inch (1"). When more than one <br />sheet is necessary to accommodate the entire area, an index sheet <br />showing the entire subdivision at an appropriate scale shall be <br />attached to the plat. The plat shall show the following: <br /> <br />1. Vicinity sketch or map at a scale of one thousand feet (1000') <br />to one inch,(l"), which shall show ten foot (10') contours, <br />existing subdivisions, streets, easements, rights-of-way, <br />parks, and public facilities in the vicinity. <br /> <br />2. Names and addresses of the subdivider, record title owner, <br />engineer, and/or surveyor. <br /> <br />3 . <br /> <br />Proposed name of the subdivision, which shall not have the <br />same spelling as, or be pronounced similar to, the name of <br />any other subdivision located within the City or within five <br />(5) miles of the City, unless the subdivision is contiguous <br />to a recorded subdivision and the plat represents an <br />additional installment or increment of the original <br />subdivision. <br /> <br />I <br /> <br />4. Names of contiguous subdivisions and the owners of contig- <br />uous parcels of unsubdivided land, and an indication of <br />whether or not contiguous properties are platted. <br /> <br />5, Description by metes and bounds of the subdivision. <br />
