<br />2. Intersecting Utility Easements, Where two utility
<br />easements intersect or turn at a right angle, a cutoff
<br />of not less than ten feet (10') from the normal inter-
<br />section of the easement line shall be proJl'id.ed along
<br />each easement line.

<br />3. Curb. Normal curb exposure shall be required where
<br />utility easements intersect streets,
<br />

<br />
<br />Overhang Easements, Overhang easements of at least
<br />four feet (4') on each side of the twenty foot (20')
<br />easement strip, at a height at or above eighteen
<br />feet (lS'), shall be provided in all utility easements,
<br />

<br />
<br />Guy Wire Easement, Where utility easements are not them~
<br />selves straight within each block, or if the same do not
<br />connect on a straight course with the utility easements
<br />of adjoining blocks, then an additional easement shall
<br />be provided for the placing of guy wires on lot division
<br />lines in order to support poles set on curving or deviating
<br />rights-of-way or alleys.

<br />Section E.
<br />
<br />Sidewalks.
<br />
<br />Sidewalks shall be constructed by the subdivider in
<br />accordance with City standards and specifications as follows:
<br />
<br />1, On the subdivision side, or sides, of all major thorough-
<br />fares or arterial streets;
<br />
<br />2. On both sides of a street that serves as a secondary or
<br />collector street, or as an approach to a school, bus
<br />stop, shopping center, or focal point of the community,
<br />or where density exceeds six (6) families per net acre;
<br />
<br />3.
<br />
<br />On at least one side of all marginal access streets; and
<br />

<br />
<br />4.
<br />
<br />As deemed necessary by the Commission in commercial,
<br />industrial, public grounds, and multi-family dwelling
<br />areas.
<br />
<br />Sidewalks shall not be required in areas of open development,
<br />or where all lots have a one hundred fifty foot (ISO') frontage
<br />or more.

<br />Section F,
<br />
<br />Crosswalk Ways.
<br />
<br />Crosswalk ways six feet (6') in width shall be dedicated where
<br />deemed necessary by the Commission to provide circulation or access
<br />to schools, playgrounds, shopping centers, transportation, and
<br />community facilities, or to provide pedestrian circulation within
<br />the subdivision, Crosswalk ways shall be provided with a concrete
<br />sidewalk six feet (6') wide,
<br />
<br />Section G,
<br />
<br />Water, Sewer, and Drainage Facilities.
<br />
<br />The subdivider shall, at his own cost, dedicate such right-
<br />of-way and construct such water mains, water lines, sanitary
<br />sewers, storm sewers, and drainage ditches of such a size as to
<br />adequately serve the area being subdivided, as determined by the
<br />Commission. All facilities shall be constructed in accordance
<br />with City standards,

<br />
<br />In all subdivision developments, dwelling units (single
<br />family, duplexes, townhouses, multi-family, apartments, condo-
<br />miniums, and cluster developments) shall be connected to sanitary
<br />sewer mains by approved sewer lines, except where septic tanks
<br />are approved by the Commission.
