<br />180-x <br /> <br />Section H, Blocks. <br /> <br />Block lengths shall not exceed twelve hundred feet (1200') <br />except along major thoroughfares, nor be less than six hundred <br />feet (600'). Maximum block lengths along a major thoroughfare <br />shall be sixteen hundred feet (1600'), except under special con- <br />ditions as determined by the Commission. <br /> <br />Section I. <br /> <br />Lots. <br /> <br />I <br /> <br />1. <br /> <br />General. The lot design should provide for lots of <br />adequate width, depth, and shape to provide open area, to <br />eliminate overcrowding, and to be appropriate for the <br />location of the subdivision and for the type of development <br />and use contemplated, <br /> <br />2. Requirements. <br /> <br />a. Single Family. Each lot for a siggle family detached <br />dwelling unit shall have an area lot of at least six <br />thousand square feet (6000 sq. ft,), and shall be no <br />less than one hundred five feet (105') deep nor less <br />than fifty feet (50') wide. Each lot shall front upon <br />a public street. Lots of irregular shape shall have <br />a minimum street frontage of forty feet (40'). Corner <br />lots shall be a minimum of sixty-five feet (65') in <br />width and sixty-nine hundred square feet (6900 sq. ft,) <br />in area. Lots abutting on crosswalk ways shall be ' <br />treated as corner lots. <br /> <br />I <br /> <br />Duplexes. Each duplex lot shall have a minimum of <br />seven thousand, eight hundred and seventy-five square <br />feet (7875 sq, ft. ), a minimum of seventy-five feet <br />(75') in width and one hundred five feet (l05') in <br />depth. Each lot shall front upon a public street. <br />Lots of irregular shape shall have a minimum street <br />frontage of sixty-five feet (65'). Corner lots shall <br />be a minimum of ninety feet (90') in width and nine <br />thousand, four hundred and fifty square feet (9450 sq. ft.) <br />in area. Lots abutting on crosswalk ways shall be <br />treated as corner lots. ' <br /> <br />In subdivisions outside the City Limits where the use of <br />septic tanks for single family and duplex units is <br />approved by the Commission, lot sizes shall comply <br />with the standards adopted by the Texas Water Quality <br />Board in TWQB Order No. 74-0326-4 now, and as hereafter <br />amended, <br /> <br />b. Townhouse. Townhouse lots may be created where each <br />townhouse lot is to be served by a public sewerage <br />system subject to the following conditions, in addition <br />to those applicable to all other subdivisions in this <br />Ordinance. <br /> <br />I <br /> <br />1, Townhouse lots within the corporate limits of the <br />City of San Marcos may be approved only after approval <br />of such project has been given by the Commission, in <br />accordance with the provisions of the City of San <br />Marcos Zoning Ordinance, and then, only if in strict <br />accp~dance'with the ter~s of said Zoning Ordinance. <br /> <br />2. Townhouse lots outside the corporate limits of the <br />City of San Marcos, but within the extra-territorial <br />jurisdiction of the City for subdivision control, <br />must be accompanied by a site plan in connection <br />with such subdivision, showing location and dimen- <br />sions of all buildings, accessory uses, and other <br />improvements. <br />
