<br />180-aa <br /> <br />6, Lots Adjacent to or in Floodplains, Lots adjacent to <br />the floodplain shall be so arranged so as to place <br />rear or side yards adjacent to the floodplain except <br />on lots over an acre. Lots of less than one-half (1/2) <br />acre shall not be platted within an existing or <br />natural floodplain or swamp unless restricted to pro- <br />hibit residential use of any structure whose lower floor <br />is l~ss than the elevation of the floodplain. The <br />floodplain elevation shall be that established by the <br />Federal Insurance Administration. Lots for recreationa~ <br />commercial, or industrial purposes in tracts of twenty- <br />five (25) acres or,more may be platted in the floodplain I <br />if the Commission finds that such subdivision would not <br />increase the flood potential of this area or adjacent <br />areas to these tracts. <br /> <br />Section J, Monuments and Lot Markers. <br /> <br />Monuments shall be set at each corner of the survey boundary <br />of the subdivision, and permanent lot markers shall be placed at <br />each lot corner, Monuments and lot markers shall be set immediately <br />after completion of utility installations and street construction, <br />or as the Director of Public Works may require, <br /> <br />1. <br /> <br />Monuments. Monuments shall be made of an iron rod one- <br />half inch (1/2") in diameter and four feet (4') long, <br />with a cross marked on the top, securely set in the <br />ground until its top is flush with the natural surface <br />of the ground, A block of concrete four inches (4") <br />square or five inches (5"0 in diameter and eighteen <br />inches (18") deep shall be set around the upper end, <br />flush with the tip of the rod. Where, due to topograph- <br />ical conditions, permanent structures, or other conditions, <br />the view is obstructed between any two adjacent monuments <br />intermediate monuments shall be so set as to assure a <br />clear view between adjacent monuments. <br /> <br />2, <br /> <br />Lot Markers. Lot markers shall be iron pins no less <br />than eighteen inches (18") long nor less than one-half <br />inch 0/2") in diameter set flush wi th the ground at <br />every corner, at all angle points, and at all points of <br />curves not otherwise designated under sub-paragraph 1 <br />above. <br /> <br />I <br /> <br />Section K. <br /> <br />Parks and Playgrounds. <br /> <br />-,.consideration shall be given to the dedication of suitable <br />sites for parks and playgrounds. The actual provision of such <br />areas shall be governed by the following provisions: <br /> <br />1. Subdivisions of Less than Twenty Acres. In a subdivi- <br />sion of less than twenty (20) acres, no park requirement <br />shall be made unless, at the time of the filing of the <br />preliminary plat, the City has developed, or coinciden- <br />tally with the development of said subdivision will <br />develop, a park within a distance of one-half (1/2) mile <br />of the closest lot line of the most distant lot in the <br />tract proposed to be subdivided, in which event the <br />subdivider shall be required to deposit in the City's <br />Park Development Fund, money equivalent to the raw land <br />value of five percent (5%) of the area within the <br />subdivision for the development of the closest park to <br />the subdivision. <br /> <br />I <br /> <br />2. Subdivisions Greater Than Twenty Acres. In a subdivision <br />of twenty (20) acres or more, the subdivider shall be <br />required to dedicate five percent (5%) of the total area <br />of the subdivision for park purposes at a location to be <br />approved by the Commission and under the following pro- <br />visions and conditions: <br />
