<br />The minimum size of the master lot from which all the
<br />residential units and other sub-units are to be conveyed
<br />shall be the sum of the totals of the minimum square feet
<br />of each type residential unit specified in this section,
<br />multiplied by the respective number of units for that
<br />category. For each use other than residential wherein
<br />there is no minimum lot area provided by this Ordinance, the
<br />Commission shall add a minimum number of square feet to be
<br />consistent with the zoning ordinance, fire ordinance, or
<br />any parking regulations established by the City and shall
<br />ensure that there is proper buffering, if necessary,
<br />between contrasting uses in the condominium.
<br />
<br />e. Cluster Developments. The use of cluster developments
<br />provide lot sizes so as to provide homebuyers a choice of
<br />lot sizes according to their needs and preserves open
<br />space, tree cover, scenic vistas, natural drainageways,
<br />and outstanding topography. Such measures prevent soil
<br />erosion by permitting development according to the nature
<br />of the terrain, provide larger open areas with greater
<br />utility for rest and recreation, and encourage the develop-
<br />ment of more attractive and economic site design.

<br />Lots may be of various sizes and widths, but in no
<br />event may the area of an individual lot be less than three
<br />thousand square feet (3000 sq, ft,), or the width at the
<br />front lot line be less than twenty-five feet (25'). For
<br />every square foot of each lot less than six thousand square
<br />feet (6000 sq, ft,) in the subdivision, there shall be
<br />designated for open space purposes the same quantity of
<br />square feet.

<br />The minimum number of lots in a cluster development
<br />shall be twenty (20), and no residential lot may be
<br />designated other than for single family, residential pur-
<br />poses. The average density of:;,population per acre shall
<br />not be greater for the entire subdivision than that for
<br />single family and duplexes under this Ordinance. Within
<br />all cluster developments platted within a forest or adjac-
<br />ent to a lake, stream, bayou, bay, or beach, the area that
<br />shall be dedicated for public open space purposes shall
<br />be an area within the forest or adjacent to the lake,
<br />stream, bayou, bay, or beach.

<br />Side LbtLihes. Side lot linessna11 be substantially at right
<br />angles to straight-s-treet lines and radial to curved street
<br />lines.

<br />Building Setback Lines. Building setback lines adjacent to
<br />streets shall be not less than twenty-five feet (25') from
<br />a front lot line and ten feet (10') from a side lot line on a
<br />corner lot. Building setback lines,from"side lot lines, except
<br />for corner lots, shall be not less than seven and one-half
<br />feet (7 1/2') from a side lot line,

<br />Extra Depth and Width in Certain Cases. Where a lot in a resi.
<br />dential area backs up to a railroad right-of-way, a high-pressure
<br />gasoline, oil, or gas line, electric transmission lines (69 KV
<br />or higher), an arterial street, an industrial area, or other land
<br />use which has a depreciating effec~ on the residential use of the
<br />property, and where no marginal access street or other street is
<br />provided at the rear of such lot, additional depth shall be
<br />required by the Commission. In no case shall a depth in excess of
<br />one hundred forty feet (140') be required, Where a lot sides to
<br />any of the above, additional width shall be required by the
<br />Commission, but in no event shall a width in excess of seventy-
<br />five feet (75') be required.
