-3- the endorsement that such insurance may not be cancelled or amended with respect to Lessee without ten (10) days written notice by certified mail, return receipt requested, to City by the insurance company. Any insurance policy herein required or procured by Lessee shall contain an express waiver of any rights of subrogation by the insurance company by City. A copy of said policy shall be delivered by Lessee to City no later than thirty (303) days prior to April 12, 1981. Said minimum requirement of insurance coverage shall not limit Lessee's liability under Part VII of this lease agreement. IX. Lessee shall have sole responsibility for control of crowds present on said demised premises during the period of time de- scribed in Part II of this lease agreement. Said property shall be restored at the end of said period of time to its condition immediately prior to said period. Lessee will gather and dispose of litter and trash in conneCtion with its operations located on said demised premises. Lessee shall take sufficient security measures to safeguard ~_he premises from theft and/or vandalism. Provision of adequate sanitary facilities during the term of this lease shall be the sole responsibility of Lessee. XI. Lessee shall pay all utility bills which are attributable to said timed automobile contests conducted by Lessee. If installa- tion of additional utilities is necessary f©r such. ac~iwitie~s to be conducted during the period of time described in Part II, the ex- pense of said installation shall be the sole responsibility of Lessee. Any such installed'utilities shall remain on said demised premises at the termination of this lease agreement unless those utilities can be removed without damaged to said demised premises. XII.
