<br />9il.-g <br /> <br />B. Site Requir...nts. Any mobile home park constructed <br />after the adoption of this Ordinance, and for any extension or <br />addition to an existing mobile home park in the City, shall be <br />done In compliance with the following site requlrements. <br /> <br />(1) Location. A mobile nome park Shall be located only <br />on sites havlng a zoning classificatlon of "MHP" as deflned in <br />the ;Conlng Ordlnance of tne Clty of San Marcos. <br /> <br />(2) Mobile Home Minimum Space Requirements. <br /> <br />a. Space Requirements. Eacn mObile home space shall I <br />provide a mlnimum area of three thousano, two hundred (3,200) <br />square feet; however, no mobile home space shall have dimensions <br />less than forty (40) feet on the narrow dimension nor eighty (8u) <br />feet on tne long dimenslon. <br /> <br />b. upen Space Kequirements. <br /> <br />1. The minimum front yard setbacK shall be ten <br />(10) feet from the nearest corner of the mobile home to <br />the front line of the mObile home space. <br /> <br />2. No mobile nome shall De closer tnan five (5) <br />feet to any end lot line nor closer than twenty-five <br />(~5) feet to the lot line adjoining a public street. <br /> <br />3. For other structures on each space, the minimum <br />front yard setbacK shall be at least ten (10) feet. <br /> <br />4. The minimum distances between mobile homes <br />shall be: ten (10) teet end-to-end; and twenty (20) <br />feet side-to-side. <br /> <br />c. Height Regulations. <br /> <br />1. The helght limit tor any structure intended for I <br />occupancy in the mobile home park shall be twenty-five <br />l25) feet. <br /> <br />". The average height of the mobile home frame <br />above the ground elevation will conform to Section ~.a. <br />of the ~tate Mobile Home Tie-Down Standards as sald <br />section exists or may hereafter be amended. <br /> <br />d. Soil and Ground ~over. ~xposed ground surfaces In <br />all parts of every mobile home park shall be paveo, covered <br />with stone screening or other SOlid material, or protected wlth a <br />vegetative growth tnat IS capaole of preventlng SOil erosion and <br />of eliminating dust. (A twelve (12) montn grace period shall be <br />granted to all new mooile home parks, after their first occupant <br />establisnes residency.) <br /> <br />e. Drainage. The ground surtace in all parts of a <br />park shall be graded anti equipped to drain all surface water. <br /> <br />f. Design and Location of Storage Facllities. Unless <br />provided In current mobile home models, storage facllities with a <br />minimum capacity of two hundred (200) cubic feet per mobile home <br />space may be provioed on the space or in compounds located witnin I <br />one hunored (100) teet of eaCh space. Where provided, storage <br />facilities shall be aeslgned in a manner tnat will ennance the <br />appearances of the parK and shall De faced with masonry, porcelain- <br />ized steel, baked enamel steel or other material equal In fire <br />resistance, durabillty and appearance. Storage outside the <br />perimeter walls of the mobile home shall be permitted only if <br />in SUCh facilities. <br />
