Conrads, by deed dated June 16, 1948, recorded in Vol. 141, page <br />283, Hays County Deed Records, from which a Hacl~erry tree 14 inches <br />in diameter, marked X bears South 48° 40' West 19.2 feet and another <br />Hackberry tree, 22 inches in diameter, marked X bears South 45° 20' <br />East 25.5 feet; <br /> <br /> THENCE with the common line between the said Watson tract <br />and Conrads tract, North ~4a 59' East 463.7 feet to an iron ~i~e <br />at the most Westerly corner of a one (1) acre tract of lan~ <br />veyed by D. D. Watson and wifa, to James A.
