Conrads, by deed dated June 16, 1948, recorded in Vol. 141, page 283, Hays County Deed Records, from which a Hacl~erry tree 14 inches in diameter, marked X bears South 48° 40' West 19.2 feet and another Hackberry tree, 22 inches in diameter, marked X bears South 45° 20' East 25.5 feet; THENCE with the common line between the said Watson tract and Conrads tract, North ~4a 59' East 463.7 feet to an iron ~i~e at the most Westerly corner of a one (1) acre tract of lan~ veyed by D. D. Watson and wifa, to James A. Bickerstaff, by deed dated November 4, 1948, recorded in Vol. 1~2, page 318, Hays County Deed Records; THENCE with the line of said Bickerstaff tract, South ~7~ 17' East 103.2 feet to an iron pipe for the most Southerly corner thereof; THENCE with the Southeast line of said Bickerstaff tract. North 4~~ ~8' East 242.3 feet to an iron pipe at an angle in said line; THENCE continuing with the line of said Bickerstaff ~racv. North 85~ 07' East, 155.1 feet to an iron pi~e at the most Easte~ly corner thereof; TF[ENCE with the Northeast line of the Bickerstaff tract, North 19~ 28' West 102.9 feet to an iron pipe for the ~ost Northerly corner thereof, at a point in the Southeast right-of-way line of the M.K. & T.
