WILLIAMS SURVEY IN HAYS COUNTY, TEXAS, BEING A PORTION OF THE APPARENT RIGHT -OF -WAY OF YARRINGTON ROAD IN HAYS COUNTY, TEXAS; SAID 1.646 ACRE TRACT BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS: BEGINNING at a 112' rebar found at the intersection of the northeast right -of- -way line of said Yarrington Road (right- of-way width varies) for the western most comer of a 49.618 acre tract described in Volume 1340, Page 553 of the Deed Records of Hays County, Texas, being also the apparent southeast right-of-way line of Post Road (falls within International & Great Northern Railroad right -of -way), from which a 1/2' rebar found in the northwest line of said 49.618 acre tract bears North 35 °54'15" East, a distance of 214.72 feet; THENCE along the northeast right -of -way line of Yarrington Road and southwest line of said 49.618 acre tract, the following four (4) courses: 1. South 47 027'08" East, a distance of 436.77 feet to a 1/2" rebar with cap found; 2. South 46 "49'16" East, a distance of 393.04 feet to a 112° rebar found, 3. South 48 °28'04" East, a distance of 207.09 feet to a 1/2" rebar found; 4. South 46 °33'10' East. a distance of 298.64 feet to a 1/2" rebar found at the intersection of the northeast right -of -way fine of Yarrington Road and the northwest right -of -way line of Interstate Highway No. 35 (right -of- -way width varies) and the southeast corner of the 49.618 acre tract; THENCE along the northwest right-of-way line of said Interstate Highway No. 35 over and across Yarrington Road right -of -way, the following two (2) courses: 1.
