0 ORDINANCE NO. 2008-25 <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN <br />MARCOS, TEXAS, APPROVING AN AMENDMENT TO THE <br />FUTURE LAND USE MAP FROM LOW DENSITY RESIDENTIAL TO <br />COMMERCIAL FOR LOTS 3, 4, PART OF 5, PART OF 6, 14, 15, 16, <br />17, 18, 19, PART OF 20 AND PART OF 21, LOCATED AT 1504 <br />AQUARENA SPRINGS DRIVE, 515 ZUNKER AND 528 ZUNKER; <br />AMENDING THE OFFICIAL ZONING MAP OF THE CITY BY <br />REZONING THIS TRACT FROM "SF-6" SINGLE-FAMILY <br />RESIDENTIAL TO "CC" COMMUNITY COMMERCIAL; AND <br />AMENDING THE OFFICIAL ZONING MAP OF THE CITY BY <br />REZONING LOTS 1 AND 2 OUT OF THE CHARLES MEINERS <br />SUBDIVISION, GENERALLY KNOWN AS 1503 THORPE LANE, <br />FROM UNZONED TO "CC" COMMUNITY COMMERCIAL, <br />INCLUDING PROCEDURAL PROVISIONS. <br />RECITALS: <br />1. On June 24, 2008, the Planning and Zoning Commission of the City of San Marcos <br />held a public hearing regarding a request to change the Future Land Use Map of the San Marcos <br />Horizons City Master Plan from Low Density Residential to Commercial for Lots 3, 4, Part of <br />is 5, Part of 6, 14, 15, 16, 17, 18, 19, Part of 20 and Part of 21 located at 1504 Aquarena Springs <br />Drive, 515 Zunker and 528 Zunker, and a concurrent request to change the zoning from "SF-6" <br />Single-Family Residential to "CC" Community Commercial and from Unzoned to "CC" <br />Community Commercial for Lots 1 and 2 out of the Charles Meiners Subdivision, generally <br />known as 1503 Thorpe Lane. <br />2. Subsequent to the public hearing on that date, the Planning and Zoning Commission <br />considered and voted to approve the requests on June 24, 2008 and recommended that the <br />requests be approved by the City Council of the City. <br />3. The City Council held a public hearing on August 5, 2008 regarding the <br />requests. <br />4. All requirements of Chapter 1, Development Procedures, of the City Land <br />Development Code pertaining to Future Land Use Map Amendments and Zoning Map <br />amendments have been met. <br />5. The City Council hereby finds and determines that the adoption of the following <br />ordinance is in the interest of the public health, morals, welfare and safety. <br />BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF SAN MARCOS, <br />TEXAS: <br />0
