Part 4. Development Standards <br />4.01. Landscape Requirements. The Project Site shall contain a minimum of twelve <br />percent (12%) landscaping; this is twenty percent (20%) greater than required by code <br />for commercial development. The landscaping may be achieved by providing private <br />and public open spaces within the Project Site, streetscape planting and/or landscape <br />planters. The location of the required landscape shall be as indicated on the attached <br />Concept Plan. All efforts will be made to preserve protected trees indicated on the <br />attached tree survey. However, trees removed will be mitigated in accordance with <br />LDC requirements. In addition, street trees and parking area tree numbers and <br />placement shall be per LDC requirements. All landscaping and street trees will be <br />maintained by the property owner. <br />Required Landscaping Proposed Landscaping <br />Retail and Commercial Uses: 10% <br />Office and Professional Uses: 15% 12% <br />4.02. Parking Requirements. This project will be a pedestrian oriented commercial <br />and office development. Ninety (90) parking spaces are provided for this project. This <br />total indicates an approximate ratio of 1 space per 400 square feet. The above <br />described rentable commercial space includes space available for offices, retail, <br />restaurants and all other uses indicated as permitted in this PDD document. In order to <br />mitigate this deficit the following improvements will be done on the adjacent public right <br />of way: <br />a. Build seven (7) head-in spaces on Guadalupe St. <br />b. Pay for the striping and meter installation of up to ten (10) parallel parking <br />spaces on Concho St. and N. LBJ St. <br />c. All on-street parking will comply with the Texas Manual on Uniform Traffic <br />Control Devices <br />These additional seventeen (17) public spaces do not exist today as it is not possible to <br />park around the property due to the many curb cuts around it. This project will involve <br />the installation of two (2) curb cuts and the elimination of approximately eight (8) <br />existing curb cuts. Including these newly constructed public spaces, the project parking <br />ratio will be one (1) space per three hundred fifty (350) square feet of rentable <br />commercial and office area. <br />Additionally, bike rack areas and bus stops will be incorporated into the Project Site. <br />10
