Texas-Main-Street building types. This architectural style is consistent with <br />the recommendations of the draft Downtown Master Plan. <br />b. The building has a strong connection to the Texas Hill Country character <br />through the use of local materials and building technology. <br />c. Scale and massing of the building is compatible to buildings in the San <br />Marcos downtown. By pulling the building to the front of the lot we give the <br />street back to the pedestrian and partially hide cars from public view. <br />d. There will be no metal siding or temporary buildings in the project. All the <br />exterior finish materials are high quality, durable, and compatible with <br />materials used in downtown buildings such as stone, brick, stucco, metal <br />roofing and painted steel. <br />e. The strategic location of this project reinforces a pedestrian link between the <br />Texas State University Campus and the San Marcos Downtown. A central <br />component to the university Master Plan includes a grand pedestrian mall <br />adjacent to this site and extending toward the San Marcos River. Concho <br />Green Pedestrian Mall is currently under construction and is scheduled for <br />completion in December of 2008. This project will support and enhance the <br />pedestrian mall and will function as a western anchor to the facility. <br />f. The plan for an outdoor cafe and plaza will provide a place for students to <br />interact with one another. <br />g. Convenience retail will provide students with shopping options within walking <br />distance of dormitories. <br />h.
