<br />A 0.3774 acre parcel of real property consisting of three tracts out of and <br />part of Farm Lot 13 of the Original Town of San Marcos, Hays, County, <br />Texas, according to the plat recorded in Volume 36, Page 448, Hays County <br />Deed Records, said three tracts being more particularly described as <br />follows: <br /> <br />Tract One (1) <br /> <br />A tract ofland containing 0.2304 acres out ofand part ofthat tract conveyed from J. T. <br />Blanks to J. H. Sherrill (hereon called Sherrill Tract B) in January of 1914 by deed and <br />recorded in Volume 65, Page 230 et seq, Hays County Deed Records, and being that same <br />tract conveyed from J. H. Sherrill to Erwin Tietjen and Deltha Tietjen (hereon called <br />Tietjen Tract A) in March of 1955 by deed and recorded in Volume 164, Page 16 et seq, <br />Hays County Deed Records, said Tract 1 being more particularly described by metes and <br />bounds as follows: <br /> <br />BEGINNING at a %" iron pipe found on the southwest line of the said Sherrill Tract Band <br />the northeast line ofthe Elliot Tract as described in Volume 1737, Page 354 et seq, Official <br />Public Records Hays County, for the most southerly corner ofthe Brigid Tract as <br />described in Volume 1404,Page 14 et seq, Official Public Records Hays County, the most <br />westerly corner of the said Tietjen Tract A and for the most westerly corner of this tract; <br /> <br />THENCE N 44° 59' 26" E, a distance of 76.91 feet to a %" iron pipe found for the most <br />easterly corner of said Brigid Tract, the most westerly corner of a strip of land herein <br />called Tract Two (2), a 5.08' by 130.47'residual strip created from the conveyance of the <br />Tietjen Tract A from the Sherrill Tract B, the most northerly corner of the Tietjen Tract A <br />and for tbe most northerly corner of the herein described tract; <br /> <br />THENCE S 450 00' DO" E, (bearing source used herein), a distance of 130.47 feet to a %" <br />iron pipe found on the northwest line of a tract of land conveyed from Juan Rodriguez and <br />Cruz A. Rodriguez to Erwin Tietjen and DeItha N. Tietjen (hereon called Tietjen Tract B) <br />by deed in September of 1951 and recorded in Volume 151, Page 115 et seq, Hays County <br />Deed Records, for the most easterly corner of this tract, the most easterly corner of the <br />Tietjen Tract A and the most southerly corner of said Tract 2; <br /> <br />THENCE S 45° 00' 00" W, a distance of 76.91 feet to a W' iron rod set on the northeast line <br />of a tract of land conveyed from Clifford Brown and Mamie Brown to Erwin Tietjen and <br />Deltba N. Tietjen (herein called Tietjen Tract C) by deed in April of 1961 and recorded in <br />Volume 176, Page 56 et seq, Hays County Deed Records, for the most southerly corner of <br />this tract, the most southerly corner of said Tietjen Tract A and for the most westerly <br />corner of said Tietjen Tract B; <br /> <br />THENCE N 450 00' 00" W, at 14.53 feet passing a W' iron rod set for the most northerly <br />corner of said Tietjen Tract C, in all a total distance of 130.46 feet to the POINT OF <br />BEGINNING, containing 0.2304 acres. <br /> <br />Surveyor's Note: The conveyance of the Tietjen Tract A from the Sherrill Tract B created <br />a strip of land 5.08 feet wide that is described as Tract Two (2) below. <br /> <br />EXHIBIT A <br /> <br />187. <br />
