Tract Two (2) A 0.0152 acre strip of land 5.08' by 130.47', created by the conveyance of a called 76.70' by 130.35' tract of land (hereon called Tietjen Tract A) as described in Volume 164, Page 16 et seq,Hays County Deed Records from the Sherrill Tract (hereon called Sherrill Tract B) as described in Volume 65, Page 230 et seq, Hays County Deed Records, said Tract 2 being more particularly described by metes and bounds as follows: BEGINNING at a %" iron pipe found for the north corner ofthe said Tietjen Tract A and for the north corner of said Tract 1; THENCE N 45° 00' 00" E, a distance of 5.08 feet to a cotton gin spindle set on the southwest right-of-way of Nance Street and the northeast line of the said Sherrill Tract B for the north corner of this strip; THENCE S 45° 00' 00" E, following the Nance Street right-of-way, a distance of 130.47 feet to a cotton gin spindle set for the east corner of this strip and the north corner of the said Tietjen Tract B, from which for reference a cotton gin spindle set at the intersection of the southwest right-of-way of Nance Street and the northwest right~of-way ofM. L. K Boulevard bears S 45° 00' 00" E, a distance of160.00 feet; THENCE S 45° 00' 00" W, leaving the right-of~way, a distance of 5.08 feet to a %" iron pipe found for the south corner of this strip, the east corner of the said Tietjen Tract A and the east comer of the said Tract 1; THENCE N 45° 00' 00" W, a distance of 130.47 feet to the POINT OF BEGINNING, containing 0.0152 acres. Tract Three (3) A tract ofland containingO.1318 acres out of and part ofthat tract conveyed from J. T. Blanks to J. H. Sherrill (hereon called Sherrill Tract B) in January of 1914 by deed and recorded in Volume 65, Page 230 et seq, Hays County Deed Records, and being that same tract conveyed from Juan Rodriguez and Cruz A. Rodriguez to Erwin Tietjen and Deltha N. Tietjen (hereon called Tietjen Tract B) in September of 1951 by deed and recorded in Volume 151, Page 115 et seq, Hays County Deed Records, said Tract 3 being more particularly described by metes and bounds as follows: BEGINNING at a cotton gin spin set in the southwest right-of-way of Nance Street for the east corner of the said Tract 2, the north corner of said Tietjen Tract B and for the north corner of the herein described tract, from which for reference a cotton gin spindle set at the intersection of the southwest right-of-way of Nance Street and the northwest right-of-way of M. L. K. Boulevard bears S 45° 00' 00" E, a distance of 160.00 feet. THENCE S 45° 00' 00" E, along the Nance Street right-of-way, a distance of 70.00 feet to a cotton gin spindle set for the east corner of the said Tietjen Tract B, the east corner of the herein deséribed 0.1318 acre tract and for the north corner of a tract conveyed from Frank Villanueva and Esperanza C. Villanueva to Erwin Tietjen (hereon called Tract D) in April of 1961 and recorded in Volume 186, Page 66 et seq, Hays County Deed Records; THENCE S 45° 00' 00" W, leaving the right-of-way, a distance of 82.00 feet to a W' iron rod set on the northeast line of the said Tietjen Tract C for the south corner of this Tract 3, the south corner of the said Tietjen Tract B and the west corner of said Tietjen Tract D; EXHIBIT A
