The Property Owner shall comply with all federal, state and <br />local storm water discharge registration, notification, monitoring and construciion runoff <br />protection requirements and required erosion/sedimentation controls. With regard to storm water <br />drainage, the Project shall be developed in a manner and with sufficient on-site facilities to <br />prevent the run off of storm water drainage in flows that are in excess of the existing flows off <br />the Property in its present condition. <br /> <br />4.07 Vllrisnces to Limited Business District Requirements'. The LB Limited Business <br />district is the base zoning for the Project Site. Due to the urban nature of this Project, the <br />following changes to the base zoning regulations shall be in effect for the Proj ect: <br /> <br />4.071 <br /> <br />4.072 <br /> <br />4.073 <br /> <br />4.074 <br /> <br />4.075 <br /> <br />B·d <br /> <br />Minimum Depth of Front Setback: 10 feet. In addition, balconies or bay <br />windows on the second or higher floors shall be permitted. <br /> <br />Minimum De1'Jth of Rear Setback: 15 feet. Encroachments in the form of above <br />grade awnings, bay windows (not to exceed 15" on the first floor), and stairs leading <br />to grade access along the residential building along the eastern Property line shall be <br />permitted. In addition, balconies or bay windows on the second or higher floors shall <br />be permitted. <br /> <br />Minimum width of Side Setback (comer along Hutchison Street and the future street <br />along the north Property line): 10 feet. Encroachments in the form of above grade <br />awnings, bay windows, signage and stairs leading to grade along Hutchison Street <br />and the future street along the north Property line shall be pennitted. In addition, <br />balconies or bay windows on the second or higher floors shall be permitted. <br /> <br />Maximum Building Coverage: The existing impervious coverage (including <br />buildings, sidewalks, parking structures, etc.) is approximately 70.38%. The <br />proposed new impervious coverage (including buildings, sidewalks, parking <br />structures, etc.) for the Project, based on the site plan submitted for the Project, is <br />approximately 70.62%. The impervious coverage for the entire Project shall be <br />limited to 71 % of the area of the Project Site. <br /> <br />Maximum Height of structures is as follows: <br /> <br />a. The existing Church Sanctuary Bell Tower is approximately 85' in height and <br />will remain. The existing Bell Tower will rise approximately 25' to 35' above the <br />residential structure to be located to the south of the Sanctuary. <br /> <br />b. The residential structures shall not exceed four stories or 60' in height, <br />whichever is less.
