Guardrails, handrails, and any other miscellaneous site related railings <br />that may be required per code or for aesthetic reasons may be constructed of <br />masonry or metal. <br />The Rftw.m-s trditil W iag=xtarh l is permftbod va W 6 <br />:*.tlle A6ed&d_d Plsbf 1*I:-81vck.?_Stow Creik Qo?g <br />Plwwo.., "the CJbi?y a" <br />.... <br />3.7 Architectural renderings are included as Exhibit 3, and they will provide an <br />example of the building materials and design elements required for the project. <br />4.0 LANDSCAPING. <br />4.1 Per the Land Development Code, a minimum of 10% of the total developable <br />site area of the PDD will be landscaped. Calculations will be based on the total <br />developable area 110.505 acres, rather than each individual lot. Clustering of <br />elements will be allowed and encouraged around wet ponds, environmentally <br />sensitive areas, shopping center entrances and pedestrian areas within the project <br />to enhance the project aesthetics . However, the parking lot landscape standards <br />set forth in Chapter 6, Article I of the Code shall be adhered to. <br />4.2 Two wet ponds will be provided adjacent to the drainage channel and bordered <br />by Barnes Drive and IH-35. A meandering walking path will be provided along <br />portions of the drainage channel and wet ponds along with enhanced landscaping <br />including, a minimum, 1 canopy tree and 4 five gallon shrubs or ornamentals <br />for every 50 linear feet of trail. Clustering will be encouraged to enhance <br />seating areas and pedestrian-orientation. A conceptual landscape plan detailing <br />the wet ponds is attached as ExhiN 6 and included in the Qualified Watershed <br />Protection Plan Phase Ii . <br />4.3 Mitigation landscaping is provided in the drainage channel and makes up <br />approximately $_66 acres. This area will be developed in accordance with the <br />approved Qualified Watershed Protection Plans, Phases I and 11. The mitigation <br />landscaping will include a channel that has been designed to restore wetlands <br />and provide for higher quality wetlands than currently exist. The design will <br />incorporate a meandering flow line of the main channel and will be planted with <br />the naturalized native wetland vegetation. The existing wetland plantings will <br />be scraped and replanted in the drainage channel in order to preserve the <br />wetland environment. The channel will also incorporate small depressions to <br />encourage the capture and treatment of water that is found in a natural wetland
