A list of wetland plantings is included in the approved Qualified <br />Watershed Protection Plan Phase I.I. <br />4.4 Landscaping will be increased at the intersections of public streets and at <br />driveways entering from the iH-35 frontage road. Additional trees, shrubs and <br />other plant material will be added to give visual prominence to the intersections. <br />Plantings will coordinate with signage, sidewalks, lighting and traffic visibility <br />lines of sight. <br />4.5 A Unified Landscape Plan will be completed by a certified landscape architect <br />and will be submitted as part of the site development permit plans. Landscaping <br />will be installed by the Owner and/or Developer in accordance with the <br />approved phasing plan and maintained per the approved Operation and Easement <br />Agreement by the "Operator" of the shopping center. Any redevelopment or <br />revisions of site plans must attain at least the snare performance level as the <br />originally submitted landscape plan. <br />5A SCREENING & COMPATIBILITY. <br />5.1 General screening will be as provided in Section 6.1.2.4 of the Land <br />Development Code. Additional screening of the service areas along the west <br />facades parallel to or along the railroad will be provided. Where space permits, <br />the screening will be accomplished with evergreen plantings of trees and tall <br />shrubs. If space does not allow for trees, a six foot tall wall and/or fence will <br />be erected. Plantings, fences and walls will be placed in an attempt to maximize <br />screening of the actual dock, dumpster and delivery door areas along the <br />western walls. <br />5.2 Compatibility will be achieved between the mixed-use tract and the adjacent <br />single family area through the following: <br />a) an 8 foot wall constructed of stone or concrete masonry units to provide a <br />buffer'; and <br />h) if any land use over 30 fleet in height is developed on the site, a 25 foot <br />setback will be provided along residential properties'. <br />6.0 PARKING, ACCESS & MOBILITY. <br />6.1 Each lot will self-park and meet the requirement; of Section 6.2 of Land <br />Development Code. 11owever, cross-parking will be included as part of the <br />O.E.A. and filed with Hays County and will allow for cross-parking within the <br />' This language is reworded but the standard was not altered. <br />"11w compatibility buffer is extended to apply tin any land use, not just hotels, that exceed 30 feet in height- <br />0
