Leasehold Construction Addendum concerning 214 E Hu Bch -ison , San Marcos, X 78666 <br />(3) The insurance required by this Paragraph J must cover any and all claims that may arise out of or as a <br />result of the operations of the contractor or the contractor's subcontracor(s). <br />(4) The coverage required by this Paragraph J must be maintained by Tenant or Tenant's contractors, at <br />Tenant's or the contractors' sole expense, during all times of any construction period. If Tenant fails or if <br />any of Tenant's contractors fail to maintain the required insurance in full force and effect at all required <br />times, Landlord may: <br />(a) purchase such insurance on behalf of Tenant or the contractor(s) and Tenant must immediately <br />reimburse Landlord for such expense; or <br />(b) exercise Landlord's remedies for Tenant's default under the lease. <br />K.
