EXHIBIT "H" <br />Words and terms used herein, not specifically defined in this section, shall have their usual force and <br />meaning, or as defined in the San Marcos City Code, hereinafter referred to as "the City Code". <br />For the purposes of this Ordinance, the following terms, phrases, words and their derivations shall have <br />the meaning ascribed to them in this section: <br />A) Property Owners Association (POA) <br />An organization made up of the property owners in the area, which is responsible for <br />maintenance of private streets, alleys, and the open spaces not conveyed to the City, and which <br />shall have the authority to make and collect assessments sufficient to operate and maintain <br />privates streets, alleys and open spaces. <br />B) Open Style Fence <br />A fence designed to enclose a private yard, which abuts a park, green strip, or alley. The <br />required features of this fence include the ability to see through the fence (a minimum of 40% of <br />the fence surface area shall be open), construction of low maintenance materials. The maximum <br />height of an open style fence shall be 36 inches in a street yard (street yards do not include <br />alleys) and five (5) feet for fences other than wrought iron or equivalent fences in other yards. <br />Wrought iron or equivalent fences shall not exceed six feet in height. Masonry columns are <br />permitted as part of all Open Style Fences. Low maintenance materials include fence vinyl, <br />painted wood or wrought iron. <br />C) Planting Strip <br />A portion of land of public street right-of-way or a portion of land abutting private property, which <br />-- is reserved for the purpose of landscaping and installation of street trees. Cross sections of <br />various street rights-of-way and abutting private property reflecting these planting strips are <br />indicated on the street sections in Exhibit °C. <br />D. Private Interior Drive <br />A minor private access way either two-way or one-way, located within Residential Condominium <br />development areas and providing vehicular and other access to public streets. All private interior <br />drives will be maintained by the Property Owners Association for the area <br />E. Environmental Graphics <br />Signage and graphics used in an exterior setting for identifying uses, providing directions and <br />information and for decorative purposes, including banners and flags, and whether for temporary <br />or permanent display. <br />F. Front Facade <br />The Front Facade of any building shall be considered to be the side of the building that provides <br />the primary entrance into the building. <br />G. Front Porch. <br />An unairconditioned roofed structure attached to the front of a house. <br />H. Private Open Space <br />Open space that is owned and maintained by a Property Owners Association or by an individual <br />property Owner. <br />L Masonry <br />For the purposes of this Project, masonry shall mean brick, stone, faux stone, cast stone, stucco, <br />or cementious plank products, such as Hardiboard or Hardiplank . <br />18 <br />Blanco River Village PDD Development Standards
