CURRENT <br />1) At least 50% of the parkland that is <br />required to be dedicated (based on the <br />previously described calculation) shall be <br />acceptable in terms of design, location, etc., <br />for use as an area of active recreation <br />2) Drainage ditches, detention ponds, power <br />line easements, steep slopes and similar sites <br />shall not be accepted for parkland <br />dedication, unless the Commission finds, <br />after consultation with the Director or <br />Assistant Director Community Services - <br />Parks and Recreation, that the land has <br />exceptional recreational value that warrants <br />its acceptance as parkland or open space <br />3) Dedication of land within the 100 -year <br />floodplain is acceptable, provided the land <br />consists of the native floodplain that is <br />unaltered by channelization or other man- <br />made stormwater control facilities <br />4) All parkland and open space dedication <br />shall be consistent with the goals, objectives <br />and policies of the City's adopted Park Plan <br />(as amended). <br />(fl Fee -in -Lieu of Dedication <br />A cash fee for the purchase of offsite <br />parkland may be paid in lieu of all or part of <br />the dedication of onsite parkland. The cash <br />fee in lieu of parkland dedication shall be set <br />by resolution of the City Council (see the <br />Technical Manual). Fees in lieu of <br />dedication may be accepted if either of the <br />following conditions apply: <br />1) reviewed by the Director or Assistant <br />Director Community Services - Parks and <br />Recreation, the Planning and Zoning <br />Commission <br />2) land proposed for dedication by the <br />subdivider is either unsuitable for parkland <br />due to its size or general physical <br />characteristics, or the proposed dedication is <br />not consistent with the goals, policies and <br />objectives of the City's adopted Parks Plan <br />132 <br />PROPOSED <br />Slope is < 10% on useable land <br />If the land is acceptable, a maximum of 50% <br />of the land can be used towards dedication <br />Land utilized for dedication purposes must <br />be a minimum of 100' in width <br />A maximum of 50% of the land can be used <br />towards dedication <br />Floodway is not acceptable towards any <br />land credit quantity <br />Fee -in -lieu may be granted: <br />- If size of land is < 5 -AC <br />- Developer may develop park for the <br />community in order to waive fee) <br />Fees: <br />Single family - $375/ du <br />Multi- family - $300 / du <br />Development fee - $400 / du <br />
