<br />BEGINNING at a Y2-inch iron rod found in the southeast line of Rays County Road No. 266, for the north
<br />comer of the said 86.578 acre School District tract, same being the southwest comer of that certain tract of
<br />land called to be 2.19 acres as described in a deed dated March 29, 1989, from Robert W. Bowden and
<br />Diann M. Bowden to Nickolas G. Ramus, Jr. of record in Volume 775, Page 749, Real Property Records,
<br />Hays County, Texas, and being the north corner and POINT OF BEGINNING of the tract described
<br />herein;

<br />THENCE, leaving the southeast right~of-way line of said Hays County Road No. 266 with the fenced
<br />northeast line of the said 86.578 acre School District tract, being the southwest line of the said 2.19 acre
<br />Ramus tract, being the southwest line of the remainder of that certain tract of land called to be 52.09 acres
<br />as described in a deed dated October 25, 1977, from Margie T. Bowden to Robert W. Bowden of record in
<br />Volume 303, Page 29, Deed Records of Rays County, Texas, and being the southwest line of that certain
<br />tract ofland called to be 1.26 acres as described in a deed dated October 7, 1984, from Robert W. Bowden,
<br />Sr. to The First Assembly of God of San Marcos, Texas of record in Volume 474, Page 307, Real Property
<br />Records Hays County, Texas, and being the southwest line of that certain tract ofland called to be 1.00
<br />acres as described in a deed dated October 7, 1984, from Robert W. Bowden, Sr. to The First Assembly of
<br />God of San Marcos, Texas of record in Volume 474, Page 335, Real Property Records Hays County,
<br />Texas, the following four (4) courses and distances:

<br />angle point,
