• Add a through lane by revising striping on FM 2439 at Centerpoint Road • <br />southbound approach. <br />6. Street Design <br />All public streets built within Paso Robles shall be built to the City's construction standards <br />in effect on the Submittal Date of this PDD. All other streets or driveways shall be <br />constructed in accordance with the Development Standards. <br />➢ Proposed street design and grade standards for Paso Robles PDD are per <br />SMLDC, except as revised in Section III -1 of this PDD. <br />➢ Gated neighborhoods. <br />- Individual gated neighborhoods shall be permitted within Paso Robles. If <br />gated, such neighborhood roads shall be privately maintained and be built <br />to the development standards of this PDD. <br />- Collector streets which serve multiple neighborhoods shall be permitted to <br />be gated within Paso Robles. If gated, such roads within the gated areas <br />shall be privately maintained and be built to the development standards of <br />this PDD. <br />7. Maintenance of Streets and Common Areas <br />The streets within the Paso Robles development are anticipated to be both public and <br />private. Public streets will be constructed in accordance with the City's standards and this <br />PDD with the right -of -way dedicated to the public. Upon acceptance by CSM, the City will • <br />be responsible for maintenance of the public streets. Private streets will be constructed in <br />accordance with design standards established by the development standards of this PDD <br />and will be maintained by the Paso Robles Master Homeowners Association or sub - <br />Association (hereinafter "the Paso Robles HOK or "the HOA"). The trails and private <br />common areas will be maintained by the Paso Robles HOA. Any private parks within the <br />PDD shall be built and shall be maintained by the Paso Robles HOA. The golf course <br />shall be built, owned and operated privately but open for public play. <br />8. Schools <br />The Paso Robles property is within the San Marcos Consolidated Independent School <br />District (hereinafter "the District ") and is located in the Bowie /Miller attendance zone. The <br />District is currently in the planning and construction phases of major school renovations <br />and reallocation of which facilities will serve which grade levels. <br />At this time, the District has not indicated a need for a school site within the Paso Robles <br />development. If non -age restricted neighborhoods are developed within Paso Robles and <br />a school site is requested by the District, a potential school site may be reserved within <br />the development in a location and upon terms to be mutually determined by the Developer <br />and the District. <br />9. Other Civic Uses <br />At this time, the City has not indicated a specific need for a Civic site within the Paso • <br />Robles development. If Civic site is requested by the City, a potential Civic site may be <br />-22- <br />
