• ORDINANCE NO. 2011- 16 <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF SAN <br />MARCOS, TEXAS, AMENDING THE FUTURE LAND USE MAP FROM <br />"C" COMMERCIAL TO "HDR" HIGH DENSITY RESIDENTIAL FOR A <br />23.99 ACRE, MORE OR LESS, TRACT OF LAND OUT OF THE J.M. <br />VERAMENDI SURVEY NO. 2, ABSTRACT NO. 17, LOCATED AT 2112 <br />NORTH I11-35; AMENDING THE OFFICIAL ZONING MAP OF THE <br />CITY BY REZONING SAID TRACT FROM "FD" FUTURE <br />DEVELOPMENT DISTRICT TO "MF -18" MULTIPLE - FAMILY <br />RESIDENTIAL DISTRICT; REZONING A 2.04 ACRE, MORE OR LESS, <br />TRACT OF LAND OUT OF THE J.M. VERAMENDI SURVEY NO. 2, <br />ABSTRACT NO. 17, LOCATED AT THE NORTHEAST CORNER OF <br />NORTH IH -35 AND RIVER RIDGE PARKWAY FROM "FD" FUTURE <br />DEVELOPMENT DISTRICT TO "GC" GENERAL COMMERCIAL <br />DISTRICT; AND INCLUDING PROCEDURAL PROVISIONS. <br />RECITALS: <br />1. On February March 8, 2011, the City Planning and Zoning Commission of the <br />City of San Marcos held public hearings pertaining to two tracts of land out of the J.M. <br />Veramendi Survey No. 2, Abstract No. 17 as follows: <br />is (a) regarding a request to change the Future Land Use Map of the San Marcos <br />Horizons City Master Plan from "C" Commercial to "HDR" High Density Residential <br />for a 23.99 acre, more or less, tract of land located at 2112 North IH -35 ( "Tract A "); <br />(b) regarding a request to change the zoning for Tract A from "FD" Future <br />Development to "MF -18" Multiple- Family Residential District; and <br />(c) regarding a request to change the zoning for a 2.04 acre, more or less tract <br />of land located at the northeast corner of North IH -35 and River Ridge Parkway ( "Tract <br />"B ") from "FD" Future Development District to "GC" General Commercial District. <br />2. Subsequent to the public hearings on such date, the Planning and Zoning <br />Commission, on March 8, 2011, considered and voted to approve the requests, and has <br />recommended that the requests be approved by the City Council of the City of San Marcos. <br />3. The City Council held a public hearing on April 5, 2011, regarding the requests. <br />4. All requirements of Chapter 1, Development Procedures, of the City Land <br />Development Code pertaining to Future Land Use Map Amendments and Zoning Map <br />amendments have been met. <br />5. The City Council hereby finds and determines that the adoption of the following <br />• ordinance is in the interest of the public health, morals, welfare and safety. <br />
