<br />Description of 8.30 acres, more or less, of land area in the TJ. Chambers Sur\'ey. Abstract No.
<br />2, City of San Marcos, Hays County, Texas, being a ponion of 9.5 acre tract described in a
<br />deed from i~ndrew Gary, Substitute Trustee to the Estate of John Cox dated July 6, 1990 and
<br />recorded in Volume 836, Page 295 of the Hays Count)' Official Public Records, and being more
<br />panicularly described by metes and bounds as follo\vs:

<br />BEGINNING at a 1/2" iron rod found in the southwest line of the John Cox tract and being the
<br />north corner of Rjdgewood Street, a 60 foot right-of-way shown on the plat of Holland Hills as
<br />recorded in Volume 2, Page 35 of the Hays County Plat Records, and the east comer of that
<br />5.462 acre tract described in a deed from Tom G. Ezell, Trustee to Chester L. Wine et al dated
<br />October 6, 1987 and recorded in Volume 699, Page 854, Hays County Real Propeny Records;

<br />THENCE leaving the PLACE OF BEGINNING and Ridgewood Street with the common
<br />northeast line of the Wine 5.462 acre tract and southwest line of the John Cox 9.5 acre tract,
<br />as shown on that plat numbered 24396-98-d dated May 27, 1998 as prepared for CalTex
<br />Holdings, Inc. by Bym & Associates, Inc. of San Marcos, Texas, the following three courses:

<br />1. N 450 14' 38" W 230.48 feet to an angle point,
<br />
<br />2. N 000 41' 43" E 55.04 feet to an angle point, and
<br />
<br />3. N 580 11' 32" W 388.88 feet to a Ih" iron rod set for the west comer of the Cox
<br />tract and the herein described traCt, being the north corner of the Wine 5 .462
<br />acre tract and being in the southeast line of Lot 14, Block J, Hughson Heights as
<br />recorded in Volume 1, Page 59 of the Hays County Plat Records~

<br />THENCE with the common occupied northwest line of the Cox 9.5 acre tract and the southeast
<br />line of Lot 14, Block J, Hughson Heights and the occupied southeast line of that strip shown
<br />on the plat of Hughson Heights as being the remaining ponion of the tract of land described in
<br />a deed from C. C. Hughson et ux to Hughson Heights, Inc. dated August 4, 1967 and recorded
<br />in Volume 219, Page 151 of the Hays County Deed Records and the occupied southeast line of
<br />Lot 1, Block I, Hughson Heights, the following three courses:

<br />1. N 480 20' 32" E 29.55 feet to a lh" iron rod found for the common east comer
<br />of Lot 14, Block J, Hughson Heights, and the south comer of the Hughson
<br />Heights, Inc. remaining ponion,

<br />2. N 500 17' 28" E 277 .86 feet to a 6" cedar fence pOSt for an angle point, and

<br />3. N 480 05' 34" E 227.77 feet to a 6" cedar fence post for the nonh comer of the
<br />John Cox 9.5 acre tract and the west comer of that tract conveyed in a deed from
<br />William Z. Firzergald, Trustee to Chester Wine et al dated July 1, 1986 and
<br />recorded in Volume 610, Page 262 of the Hays County Real Property Records,
<br />pass on this course at 199.6 feet a point for the common occupied east comer of
<br />the said strip of land and south corner of Lot 1, Block I, Hughson Heights;
