THENCE leaving Hug.hson Heights with the common nonheast llOe of the John Cox 95 acre tract and the southwest line of the Witte tract and the Taroo Philip Townhomes, Section 1 as recorded in Volume 3, Page 5 of the Hays County Plat Records. the following three courses, as fenced and used upon the ground: 1. S 470 22' 29" E 149.50 feet to a 15" elm tree for an angle point, 2. S 450 49' 10" E 303.14 feet to a 26" cedar tree for an angle point, and 3. S 450 50' 30" E 163.40 feet to a 6" cedar fence pOSt for an angle point being in the southwest line of Andra Lane as shown on the plat of Tarod Philip Townhomes, Section 1, pass on this course at 79.55 feet a 5/8" iron rod found in concrete for the west corner of Ridgewood Street as shown on the plat of Tarod Philip Townhomes, Section 1; THENCE with the common nonheast line of the John Cox tract and southwest line of Andra Lane, S 440 31' 29" E 25.82 feet to a 112" iron rod found for the nonherly east corner of the herein described tract; THENCE entering the John Cox 9.5 acre tract, S 400 50' 00" W 173.43 feet to a 112" iron rod found for an interior corner of the herein described traCt; THENCE S 410 14' 30" E 82.11 feet to a 112" iron rod found for the nonh corner of Lot 2, Block 3, Holland Hills, Section 2 as recorded in Volume 5, Page 12 of the Hays County Plat Records (said Lot 2 being a ponion of the John Cox 9.5 acre tract); THENCE with the nonhwest line of Lot 2, Block 3, Holland Hills, Section 2, S 270 16' 38" W 205.14 feet to a 112" iron rod found for the common southeast corner of the herein described tract and the southwest corner of Lot 2, Block 3, Holland Hills, Section 2, being in the original southwest line of the John Cox 9.5 acre tract and northeast line of Lot 8, Holland Hills Subdivision as recorded in Volume 2, Page 35 of the Hays County Plat Records; THENCE with the common nonheast line of Holland Hills Subdivision and southwest line of the John Cox 9.5 acre tract, N 870 50' 56" W 178.18 feet to a if!" iron rod found for the common nonh comer of Lot 9, Holland Hills Subdivision and east comer of the aforereferenced Ridgewood Street, pass on this course at 84.00 feet a 112" iron rod found for the common nonh corner of Lot 8 and east corner of Lot 9; THENCE with the nonheast end of Ridgewood Street, N 460 00' 23" W 60.14 feet to the PLACE OF BEGINNING. There are contained within these metes and bounds 8.30 acres, more or less, of land area as prepared from public records and a survey made on the ground on May 28, 1998 by Byrn & Associates, Inc. of San Marcos, Texas. All 112" iron rods set are capped with a' plastic cap stamped "Byrn Survey....
