This parking deficit <br />may be significantly reduced or eliminated depending on the number of seats provided <br />within the restaurant. The parking deficit is anticipated to have minimal impact on the <br />overall parking for the project site because the retail /restaurant users will be tenants of <br />the residential dwellings within this development or will be pedestrian traffic generated <br />by the proximity to the Texas State campus. <br />Additionally, due to the proximity of the project site to the campus, this development <br />encourages bicycle and pedestrian traffic that is otherwise not typically found with <br />traditional student housing /multifamily development located farther from campus. <br />Furthermore, the national trend for mixed use student housing developments similar to <br />this project is for reduced parking standards where a mixture of residential and <br />nonresidential uses is being provided within the same building allowing for shared <br />parking between uses. <br />In order to mitigate the indicated parking deficit, the following improvements will be done <br />on the adjacent public right of way: <br />a. Construct ten (10) parallel parking spaces on Chestnut Street. <br />b. All on- street parking will comply with the Texas Manual on Uniform Traffic <br />Control Devices <br />c. Handicapped parking shall be constructed and designated in the open surface <br />parking area. <br />12 <br />
