<br />PARCEL ONE: A 1.13 acre tract of real property out of the T.1. Chambers Survey, as recorded in Volume 368, Page 839
<br />"the Hays County Deed Records, and being more particularly described as follows:
<br />BEGINNING at an iron stake found at the southeast corner of Lot 62, the southwest corner of Lot 63 of Willow
<br />Creek Estates, a subdivision of record in Book 1, Page 203 of the Hays County Plat Records, for the southwest
<br />corner of the tract herein described, same being on the north line of Willow Creek Circle, a 50 foot road;
<br />THENCE, leaving the said Willow Creek Circle, with the east line of the said Lot 62, the west line of the said Lot
<br />63, N 04059' W, passing the south line of a 10 foot public utility easement, as shown by the plat of the said Willow
<br />Creek Estates, and continuing on, in all 204.14 feet to an iron stake found at the northeast corner of the said Lot 62,
<br />the northwest corner of the said Lot 63, for the northwest corner of the tract herein described, same being the west
<br />corner of that 0.08 acre tract of land conveyed to Grady Stroud by the S&S Land and Cattle Company by deed
<br />dated October 19.1978, and recorded in Volume 317, Page 439, Hays County Deed Records;
<br />THENCE, leaving the said Willow Creek Estates and the said 10 foot public utility easement, N 71032' E, at 161.89
<br />feet passing the north corner of the said Stroud 0.08 acre tract, same being the west corner of that 0040 acre tract of
<br />land conveyed to Grady Stroud by Handler Smith by deed dated October 19, 1978, and recorded in Volume 317,
<br />Page 442, Hays County Deed Records, and continuing on, in all, 206.19 feet to an iron stake found at the north
<br />corner ofthe said Stroud 0040 acre tract, for the most northerly corner of the tract herein described;
<br />THENCE, with the northeast line ofthe said Stroud 0040 acre tract, S 43056' E, 80.00 feet to an iron stake set for the
<br />northeast corner of the tract herein described;
<br />THENCE, S 21 015' W, at 44.1 feet passing the southwest line of the said Stroud 0040 acre tract, the northeast line
<br />of a "Reserve" of the aforementioned Willow Creek Estates, the northeast line of the aforementioned 10 foot public
<br />utility easement, and continuing on, in all, 235.26 feet to an iron stake set on the southwest line of the said
<br />"Reserve," the northeast line of the aforementioned Willow Creek Circle, for the most southwesterly corner of the
<br />tract herein described;
<br />THENCE, with the north lone of the said Willow Creek Circle, the following courses numbered (1) and (2);
<br />(1) N 64031' W, 20.00 feet to an iron stake found at the west corner of the said "Reserve" the southeast
<br />corner of the aforementioned Lot 63;
<br />(2) S 89049' W, 130.00 feet to the POINT OF BEGINNING.

<br />ARCEL TWO: A 0.81 acre tract ofreal property out of the T.1. Chambers Survey, as recorded in Volume 358, Page 870
<br />fthe Hays County Deed Records, and being more particularly described as follows:
<br />BEGINNING at an iron stake found at the south corner of the tract herein described, same being on the northeast
<br />line of Willow Creek Circle, as dedicated by the plat of Willow Creek Estates, the southwest line of the said
<br />"Reserve" tract, and the southwest line of the said Stroud 1.082 acre tract, and from which the southeast corner of
<br />Lot 63 of Willow Creek Estates, same being the west corner of the said "Reserve" tract, bears N 64031' W, 155.66
<br />feet;
<br />THENCE, with the northeast line of the said Willow Creek Circle, N 64031' W, 135.66 feet, to an iron stake set for
<br />the west corner of the tract herein described;
<br />THENCE, leaving the northeast line of the said Willow Creek Circle, N 21 0 15' E, at about 185 feet, passing the
<br />approximate centerline of a 10 foot public utility easement, at about 190 feet passing the northeast line of the said
<br />"Reserve" tract, same being the northeast line of the said Stroud 1.082 acre tract and continuing on in all 235.26 feet
<br />to an iron stake set for the north corner of the tract herein described;
<br />THENCE, S 43056' E; 234.81 feet to the east corner of the tract herein described;
<br />THENCE, S 49010' W. at about 38 feet passing the northeast line of the said "Reserve" tract, same being the
<br />northeast line of the said Stroud 1.082 acre tract, at about 43 feet passing the aforementioned approximatel
<br />centerline of the 10 foot public utility easement , and continuing on in all, 166.11 feet to the POINT OF
<br />BEGINNING.
