<br />the southeast line of Lot 8 of said subdivision bears N44059'00''W a distance of 50.0 feet, and
<br />thence S45001 'OO"W a distance of309.71 feet. Thence from the Point of Beginning
<br />N45001 'OO"E along the southeast line of the private road a distance of 120.0 feet to the north
<br />corner of the 14,400 square foot parcel, from which an aluminum capped steel rod witness
<br />corner bears S45001 'OO"W a distance of2.00 feet; THENCE, from the north corner of this
<br />parcel, S44059'00''E a distance of 120.0 feet to the east corner ofthis parcel from which an
<br />aluminum capped steel rod witness comer bears S45001 'OO"W a distance of2.0 feet; thence
<br />from the east corner of this parcel, S45001 'OO"W a distance of 120.0 feet to the south corner of
<br />this parcel, which is marked with an aluminum capped steel rod monument; thence, from the
<br />south corner of this parcel N44059'00''W a distance of 120.0 feet to the Point of Beginning, and
<br />containing 14,400 square feet.
<br />
<br />(a) Together with a right-of-way for ingress to and egress from the premises; a right-of-
<br />way or rights-of-way for establishing and maintaining a pole line or pole lines for extending
<br />electric power and/or telecommunication lines to the premises; and a right-of-way for
<br />subsurface power, communication and/or water lines to the premises; all rights-of-way to be
<br />over the said lands and adjoining lands of the Emmett F. McCoy, Lessor in that Agreement of
<br />Lease between Emmett F. McCoy and the City of San Marcos, Texas, executed on the -1.Lth
<br />day of June , 2002, and said rights-of-way shall be as granted in paragraph
<br />5" of said Agreement, and unless herein described otherwise, to be by routes reasonably
<br />determined to be the most convenient to the Government.
<br />
<br />(b) And the right of grading, conditioning, and installing drainage facilities, and seeding
<br />the soil of the premises, and the removal of all obstructions from the premises which may
<br />constitute a hindrance to the establishment and maintenance of Government facilities.
<br />
<br />(c) And the right to make alterations, attach fixtures, and erect additions, structures, or
<br />signs, in or upon the premises hereby subleased, which alterations, fixtures, additions,
<br />structures or signs so placed in or upon, or attached to the said premises shall be and remain the
<br />property of the Government, and may be removed upon the date of expiration or termination of
<br />this sublease, or within ninety (90) days thereafter, by or on behalf of the Government, or its
<br />grantees, or purchasers of said alterations, fixtures, additions, structures, or signs.
<br />
<br />2. RENEWAL OPTION:
<br />
<br />This sublease may, at the option ofthe Government, be renewed from year to year and
<br />otherwise upon the terms and conditions herein specified. The Government's options shall be
<br />deemed exercised and the sublease renewed each year for one (1) year unless the Government
<br />gives thirty (30) days' notice that it will not exercise its options, before this sublease or any
<br />renewal thereof expires; PROVIDED, that no renewal thereof shall extend the period of
<br />occupancy of the premises beyond the 30th day of September, 2022.
