The property is currently zoned Pre-Development (PD). The property <br />:urrently lies within the FEMA 100 year flood plain. A flood plain modification will be necessary. We <br />lelieve a PDD will result in a superior development than a conventional subdivision due to the size of <br />the property, its location in relation to the Blanco River and its proximity with the city limits of San <br />Marcos. We believe the mixed-use concept of the property allows the flexibility to make this <br />development feasible while providing parkland to the city adjacent to the river that will provide an <br />excellent buffer. <br /> <br />Detailed Description of Land Uses: <br />Although allowed per Section 114.093, Lots 1,2, & 3 will not receive any transferred density for the <br />granted parkland. Maximum density for these lots will be 18 units per gross acre.
