Consultant's services under this Agreement. The City will furnish the Consultant with copies of data and information in the City's possession needed by the Consultant at the Consultant's request. In addition, the City will provide the Consultant with accurate land descriptions (including parcel plats and field notes), available information about the Project, title information and any other applicable information. For the duration of this Agreement, the City will provide the Consultant with accurate and timely information regarding the details of right -of -way acquisition offers or settlements that may be made by the Consultant, including keeping the Consultant informed of any changes in the permissible terms of offers or settlements. For the duration of this Agreement, the City will provide the Consultant with accurate information and keep the consultant informed of any changes of offers or settlements within a reasonable period. 2.2 Provide limited title certificates, title services, title reports and/or commitments, policies, closing and escrow services through an agreement with Corridor Title Company. The City will pay for any title expenses. 2.3 Provide approval of appraisals submitted by Consultant that will be the basis for making offers to the property owners. 2.4 Respond to the Consultant concerning inquiries from real property owners in a prompt and timely manner. In addition, the City will immediately inform the Consultant in writing of any changes in the policies, procedures, or agreements affecting the City that would have any impact on the negotiation for the purchase of the required property interests. 2.5 Be responsible for all eminent domain proceedings upon receipt of condemnation package from the Consultant. 2.6 Designate Jennifer Shell, P.E., Interim Director, Capital Improvements Department as the City's Project Manager and authorized representative to act on the City's behalf with respect to this Agreement. The City will examine the documents and information submitted by the Consultant and promptly render responses to the Consultant on issues requiring a decision by the City. 2.7 Provide access to and make all necessary provisions for the Consultant to enter public and private property as required for the Consultant to perform its services under this Agreement. 2.8 Be responsible for the costs associated with preliminary title commitments, title commitment updates and the title insurance. 2.9 Bear all other costs incidental to this Article. ARTICLE 3 REIMBURSABLE EXPENSES 3.1 Reimbursable expenses, including such things as expenses for plotting, reproduction of documents, auto travel mileage, delivery charges, long distance communications, freight, and state accessibility review are included in the Consultant's basic services compensation.
