Street and drainage improvements. <br /> <br />Plans for street and drainage improvements located within developments reqUlrIng <br />compliance with this article shall be designed '.vith runoff computed on the basis of a 25-year <br />frequency rainfall, in accordance with the City of Austin Drainage Criteria Manual as of the <br />effccti'/e date of the ordinance from which this article derives. <br /> <br />Sec. 94.108. Impervious cover requirements limitations. <br /> <br />(a) No person shall develop land, a tract, a parcel or a lot, requiring compliance with this <br />article, for the city that has a slope of 15 per cent gradient or greater or that has highly <br />erodible soils, as identified in section 94.111, so as to create impervious cover in excess of <br />35 per cent on slopes from 15 per cent gradient to 25 per cent gradient or in excess of 20 per <br />cent on slopes over 25 per cent gradient. The maximum impervious cover percentage <br />requirement shall only apply to those areas on a parcel of land that are not covered with <br />impervious cover as of the effective date of the ordinance from which this article derives <br />May 6, 1982. The impervious cover requirement will pertain to all area within the <br />development which is shown to be on 15 per cent slope or greater by topographical survey <br />performed by a registered surveyor. Those areas within the development that are not on <br />slopes of 15 per cent or greater may be developed to the maximum allowed under applicable <br />laws. <br /> <br />(b) Slope contours will be based on existing topography prior to the initiation of grading or <br />fill work at the site at the time of the effectivc date of the ordinance from 'Nhich this article <br />derives. <br /> <br />Sec. 94.109. Drainage easement dedication requirements. <br /> <br />(a) Public drainage easements shall be dedicated to the City by the owner of property to be <br />developed for the purpose of containing all drainage improvements, open or enclosed, and <br />all storm water flows to the limits of the 100-year floodplain as determined in accordance <br />with anticipated fully-developed contributing area land use conditions, and to allow <br />continuous access for operation, maintenance and rehabilitation of all drainage <br />improvements. Drainage improvements that serve streets or other public property may be <br />dedicated in a public street right-of-way rather than a drainage easement, subiect to the <br />approval of the director of engineering. <br /> <br />C:\TEMP\Drainage Interim Amendments.doc <br /> <br />8 <br />
