0 <br />e. An agreement for simple amendment to plat shall not require the <br />dedication of any additional right -of -way or easements. <br />(7) Expiration. An agreement for simple amendment to plat shall expire <br />automatically if: <br />a. Development of the lot does not occur within two years of the recordation <br />of an agreement for simple amendment to plat. <br />b. The structure developed under this agreement is either demolished or <br />destroyed. <br />(8) Recording. Upon expiration of the simple amendment to plat agreement an <br />instrument evidencing such expiration and rescinding the agreement shall be filed <br />at the county of record. However, failure to file such instrument does not extend <br />the term of the agreement and the City may take any action available at law or in <br />equity to enforce its ordinances or applicable laws, rules or standards that would <br />apply to the lots in. the absence of any agreement under this section. <br />SECTION 4. Chapter 4, Zoning Regulations, Article 1, General Provisions, Section <br />4.1.3.1, Compliance, is amended to read as follows: <br />Section 4.1.3.1 Compliance <br />All land, buildings, structures or appurtenances located within the City shall be <br />occupied, used, erected, altered, removed, placed, demolished and /or converted in <br />conformance with the zoning regulations prescribed for the zoning district in which the <br />land, building, structure or appurtenance is located. Violations of these regulations shall <br />be subject to penalties as per Chapter 1, Article 3, Division 7 of this Code. All of the <br />standards and regulations contained in this Chapter shall be considered as minimum <br />requirements unless explicitly stated otherwise. Pursuant to Section 1.2.2.2 the Planning, <br />Director is granted authority to approve administrative adiustments to standards in this <br />Chapter. To the extent the Planning Director has approved such an administrative <br />adiustment to a standard established under this Chapter, an owner of land meeting the <br />adiusted standard and any other applicable standards and requirements of this Chapter <br />will be deemed to be in compliance with requirements of this Chapter. <br />SECTION 5. Chapter 4, Zoning Regulations, Article 3, Use Regulations, is amended by <br />adding a new Section 4.3.4.6 to read as follows: <br />Section 4.3.4.6 Renewable Ener2v Svstems <br />(a) Purpose.
