northwest line of the 7.3 foot Wlce strip, S 450 40' 10" W (this being the Bearing Basis for this tract) 165.43 feet to a 'h" ran rod set for the southeast corner of the aforereferenced Buie 0.42 acre tract; THENCE with the common southeast line of the Buie 0.42 acre tract and northwest line of the 7.3 foot wide strip, S 450 14' 32" W 16.83 feet to a 'h" iron rod set at the north corner of the intersection of Franklin Street and Bishop Street for the south corner of this tract and the Buie 0.42 acre tract and a southeast corner of that tract described as 0.87 acres in a deed from S. D. C. Franklin Street Partners, Ltd. to the City of San Marcos dated September 27, 2000 and recorded in Volume 1723, Page 376 of the Hays County Official Public Records; THENCE leaving the 7.3 foot wide strip and Westover Addition with the northeast line of Bishop Street and partially with the southwest line of the Buie 0.42 acre tract, the following two courses: 1. N 440 49' 56" W 33.85 feet to a 'h" iron rod set for Point of Curvature, and 2. with a left-breaking curve having the following characteristics: central angle = 030 28' 54", radius 3035.00 feet, arc length = 184.43 feet, and a chord bearing N 460 34' 23" W 184.40 feet to a 'h" iron rod set in the west line of the aforereferenced portion of the Buie 0.87 acre tract for the southerly west corner of this tract, pass at an arc distance of 61.15 feet the west line of the Buie 0.42 acre tract and pass at an arc distance of 163.9 feet the south line of the Buie 0.87 acre tract; THENCE with the east line of the City of San Marcos 0.87 acre tract being a right-breaking curve having the following characteristics: central angle = 860 06' 40, radius = 25.00 feet, arc length = 37.57 te.e.t and a chord bearing N 05015' 30" W 34.14 feet to a 'h" iron rod set in the east line of Craddock Avenue for the northerly west corner of this tract; THENCE with the east line of Craddock Avenue and the City of San Marcos 0.87 acre tract being partially with the west line of the remaining portion of the Buie 0.87 acre tract and being with a left-breaking curve having the following characteristics: central angle = 190 58' 08", radius = 535.00 feet, arc length = 186.46 feet and a chord bearing N 270 48' 46" E 185.52 feet to a 'h" iron rod set in the northeast line of the Buie 232.1 acre tract and southwest line of Jackson Street of the aforereferenced Z. Williamson'S Third Addition for the westerly north corner of the Buie 0.42 acre tract and an easterly north corner of the City of San Marcos 0.87 acre tract, pass at an arc distance of 28.2 feet the north line of the Buie 0.87 acre tract and pass at an arc distance of 123.76 feet the northwest corner of the Buie 0.42 acre tract; THENCE leaving the Buie 232.1 acre tract and the City of San Marcos o . 87 acre tract, crossing a portion of Jackson Street wi th the common north line of the Buie 0.42 acre tract and east line of Craddock Avenue, N 560 48' 16" E 2.82 feet to a 'h" iron rod set in Page 2 of 3 EXHIBIT A
